BUILDER PROFILE

Greg Paul Builders

Greg Paul Builders is a custom builder in the Raleigh-Durham Triangle, working in Raleigh. It is listed in our custom and semi-custom builder directory rather than the production data set, so it holds no standing community inventory here and each build is priced from its own plan, lot and specification. The builder writes and presents that contract through its own representative; we represent the buyer instead.

Walk Raleigh’s older neighborhoods and you can spot the new houses that were built well. The rooflines sit right. The porch depth matches the neighbors. Nothing looks like it fell off a plan book.

Greg Paul Builders has been doing that kind of work in Raleigh since 1985. The company builds new homes, renovates and adds on to existing ones, and designs outdoor living spaces, in styles from traditional to modernist. City permit records show it pulling new single-family permits in Raleigh as recently as 2024.

There is also a licensing question on the public record that any buyer should clear before signing. This guide covers both.

Who Is Greg Paul Builders?

Greg Paul Builders is a Raleigh residential builder led by Greg Paul, who signs the company’s “Let’s Get Started” message on its homepage. The homepage heading reads “Building Timeless Structures Since 1985.” The company is listed as a builder member in the 2025 Home Builders Association of Raleigh-Wake County directory.

The documented history

The company’s About page calls Greg Paul Builders “one of the most desirable high-end residential builders in the Raleigh area.” It credits much of its work to a team of experienced subcontractors it describes as craftspeople, and it says repeat business and referrals are its proof of satisfied clients. Its stated theme is “Making Every Project Personal.”

The homepage also announces a new partnership with Southern Concepts Design and Build. The site gives no details on what the partnership covers. Ask.

The phone on the company’s website is 984-299-7626. The 2025 HBA directory lists a different number and an office on North Harrington Street in downtown Raleigh. Use the website number.

What the license record shows

The North Carolina Licensing Board for General Contractors lists Greg Paul Builders, Inc. under license L.19858, an unlimited Building classification first issued on April 29, 1986. The board shows that license expired on December 31, 2024 and is not currently valid. The board lists no public disciplinary matters against it.

An expired license can mean the company now contracts under a different entity or license, or that it let the license lapse. The public record does not say which. Before you sign, ask which license number will appear on your contract and look it up on the board’s website. It should be active, and it should belong to the company you are paying.

One naming note: the permit records use the entity name Greg Paul Builders Inc. That, or whatever entity holds the active license, is the name that belongs on your contract.

The gallery

The new-construction gallery shows stairwells, kitchens, a bar, a pantry, an office, an outdoor kitchen, a backyard pool, and a set of townhomes. The photos carry no addresses or project names.

Building around the owner

The About page describes a builder that listens before it designs. The company says it combines the owner’s vision with available resources instead of imposing a house style. That fits the gallery’s range, which runs from classic trim and fireplaces to clean modern lines.

How Does Building With Greg Paul Builders Work?

Greg Paul Builders does not publish a step-by-step process. Its homepage links to an “Our Approach” section that describes listening to clients and delivering one-of-a-kind projects, without numbered steps.

Ask for a written scope, a schedule, a draw schedule, and the role Southern Concepts Design and Build will play on your project before you sign.

What Should You Verify Before Signing With Greg Paul Builders?

Before signing, verify the license first, then the entity, the scope, and the warranty. Our guides to finding a Triangle builder and why the builder’s agent works for the builder explain how to keep someone on your side.

Confirm an active general contractor license

This comes first. Check the license board for the company and the license number on your contract. Do not sign until you see an active license that matches the contracting entity.

Ask who will build your house

With a new partnership announced, ask whether Greg Paul Builders, Southern Concepts Design and Build, or both will hold the contract, pull the permits, and stand behind the work.

Ask for recent, addressed new homes

Ask for addresses of new homes completed in the last three years, including the Chamberlain Street and Hawthorne Road houses, and for owners you can call.

Price the infill

Infill on established Raleigh streets brings demolition, tree protection, stormwater review, and tight staging. Ask what the contract includes and what it leaves to allowances.

Get the warranty in writing

The company does not publish warranty terms. Ask for the written warranty and compare it with our home-builder warranty guide.

How Does Greg Paul Builders Compare With Other Building Options?

Who Is a Strong Fit for Greg Paul Builders?

Greg Paul Builders fits a Raleigh buyer or owner who wants a high-end home built around their own ideas, and who may want an addition or outdoor space as much as a new house.

The strongest candidates usually:

  • own a lot or a home on an established Raleigh street;
  • want a style range from traditional to modern;
  • value a builder whose history goes back to 1985;
  • will confirm the license and the contracting entity before signing.

It is a weaker fit for buyers who want published pricing, a plan library, or a builder with lots to sell.

Final Thoughts About Greg Paul Builders From Tim Clarke

Forty years in one city is a long record, and the permit history shows Greg Paul Builders still building new homes in Raleigh in 2023 and 2024. The gallery shows a builder comfortable with both a fireplace mantel and a modern stair.

The license record is the open question. Clear it first. If the license board shows an active license that matches your contract, the rest of the conversation is about design, scope, and price.

I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know what to check on a contractor’s license and what to look for in an infill contract. The builder’s salesperson represents the builder. We represent you.
