Belvidere Park in Raleigh, North Carolina

Belvidere Park is a 1950s neighborhood in Raleigh, on Baggett Avenue, Bennett Street, Dennis Avenue and Plainview Avenue. Homes from 1950 and 1952 are on the market at the same time as new construction from 2026 — the signature of a neighborhood that has started to turn over.

Proximity to Downtown Is Driving It

27604 sits just northeast of downtown Raleigh, near Mordecai and the older residential ring around the city core. Neighborhoods in that ring have been rebuilding for a decade because the land is close enough to downtown to support a house worth considerably more than a 1,300 square foot original.

Smaller Originals, Larger Replacements

The original housing stock here is modest by current standards, and the new construction is not. That size difference is what produces the price spread between old and new on the same street, and it is worth understanding before you tour: you are looking at two different products under one neighborhood name.

It also raises a question a buyer should ask directly — how a 3,200 square foot new build appraises when the comparable sales nearby are 1,300 square foot originals. The answer depends on how many new homes have already sold in the immediate area.

Buying in Belvidere Park With a Team That Builds

On a street in transition, the appraisal is the risk. We know which comparable sales an appraiser will reach for in this part of Raleigh, and we structure around it rather than hoping.
