A two- or three-year-old house occupies useful ground between new construction and true resale. The systems are current and often still under manufacturer warranty. The landscaping has filled in. The builder's punch list is done, and any settling has already shown itself — which is exactly what an inspection on a brand-new home cannot tell you.
You also get something new construction cannot offer at any price: neighbors who can tell you what the HOA is actually like, what the commute really takes, and whether the drainage works after a hard rain.

Homes here run roughly 3,374 to 4,290 square feet. In a neighborhood at this stage, condition varies house to house in a way it never does in a new community — so the inspection matters more here than the floor plan does.
