South Raleigh carries less luxury inventory than the north side, which cuts two ways for a buyer. You compete with fewer people for a comparable house, and the enclave you buy into is genuinely scarce rather than one of six similar neighborhoods. The trade is a shallower pool of recent high-end comparables, which matters at appraisal and again at resale.
The location works on the practical measures: I-40, US-1 and US-401 all feed it, and downtown Raleigh is a straightforward drive rather than a beltline gamble.

Carriage Farm is a limited collection built by several custom builders on expansive wooded homesites — the kind of enclave where the trees were the reason for the plat rather than an afterthought. Homes currently listed run roughly 3,557 to 4,234 square feet, all built in 2026.
Carriage Farm or Carriage Farms?
You will see both spellings. The MLS records this subdivision as Carriage Farm; several builders market it as Carriage Farms. Same place, same streets. Search both, or you will miss half the inventory — the streets to look for are Carriage Gate Drive, Black Caviar Way and Leone Pride Circle.
