Why the Price Range Looks So Wide
Homes here span an enormous range, and that is a feature of the plat rather than a data problem. Fifty lakefront homesites and two-acre parcels sit in the same community as half-acre interior lots, so a lakefront custom home and an interior home are two different products sharing one HOA and one entrance.
Practically, that means you cannot price a home here off the community average. The comparable that matters is another lot of the same type — waterfront against waterfront, interior against interior — and getting that wrong is the single most common mistake buyers make in mixed-lot communities.
The Lake Is the Amenity
The 85-acre lake is what the community is organized around: a pool overlooking the water, private docks, fire pits and a pergola with long lake views. Amenities built around water age better than amenities built around a clubhouse, because the lake is not going to need replacing in fifteen years.

Homes by Dickerson — building in the Raleigh area since 1975 — is among the builders here, alongside New Home Inc. Homes currently listed run roughly 2,699 to 4,500 square feet, built in 2026 and 2027.
Where Cattail Sits
The community is east of Raleigh near Zebulon, minutes from the I-540 extension — the road that changed what a commute from this side of the county actually costs. Estate-sized lots at this distance are viable now in a way they were not before 540 came around.
