Around 2,000 square feet attached, in Chapel Hill, is a lock-and-leave home for someone who wants the town and the schools without a yard. That describes a university-adjacent professional or a downsizer far more often than a growing family, and the honest question is which you are.
Small attached communities live or die on the association documents — the budget, the reserve study, and exactly where the HOA's responsibility for the building envelope starts and stops.
