Franklin Park is a condominium enclave on Gathering Park Circle, inside Carpenter Village in west Cary. Homes run roughly 2,301 to 2,555 square feet, built between 2022 and 2026 — new construction inside an established master-planned community, which is an unusual thing to be able to buy.
New Homes Inside a Finished Village
Carpenter Village was planned as a walkable village and has been in place long enough that its trees, paths and centre are mature. Adding new homes to it means you get current construction without waiting fifteen years for the surroundings to catch up — the reverse of the usual new-construction trade.
Condominium Ownership
These are recorded as condominiums, which changes how the association maintains the exterior and how your lender underwrites the loan. Confirm condo approval with your lender early; it is routine but not automatic, and it is the single most common cause of delay on this product type.
It also means dues that cover more than a standard HOA — worth pricing into the monthly number rather than treating as a line item.
West Cary
27519 is the part of Cary closest to Research Triangle Park and RDU. Cary holds value through cycles because the schools, services and commute all work at once, and a walkable village inside that town is a scarce combination.
