Greenmoor is a Pulte-built neighborhood in Apex, constructed in 2017 and 2018 on Emily Brook Way, Kanewind Terrace and Spire Bend. Homes run roughly 2,760 to 3,474 square feet.
The Second-Owner Window
A house built in 2017 sits in a specific and underrated window. Major systems are still young — HVAC, roof and water heater all have most of their life ahead. But the builder's structural warranty has partly lapsed and the original owner has absorbed the punch list, the settling and the landscaping. You inherit a house that has been proven without paying for a new one.
The corresponding caution is that a lapsed warranty means anything found now is yours. The inspection is the whole exercise.
Apex at This Price
Apex sits near the top of national livability rankings year after year for unglamorous reasons: the schools perform, the town services work, and the commute to Research Triangle Park does not organize your life. That combination is why the town holds price when other submarkets soften.
Buying in Greenmoor With the Tim M. Clarke Team
Eight-year-old resale is negotiated against comparable sales and an inspection, not a builder's allowance schedule. We do both, and the approach is not interchangeable.
