A neighborhood constructed from 2007 to 2014 spans the housing crash and the recovery, and that shows up in the houses. Homes finished in 2007 were specified in a very different market from those finished in 2013, and builders adjusted materials, finishes and plan sizes through that period. That is the most common source of appraisal surprises in mixed-size communities.

27519 is the part of Cary closest to Research Triangle Park and RDU. Cary's durability has never rested on one attraction — the schools, the services and the commute all work simultaneously, which is why the town holds price through cycles that soften other submarkets. A neighborhood built through the last downturn is reasonable evidence of that.
