Mordecai Cottages is a small collection of new cottages on Courtland Drive and Mordecai Overlook Circle, inside Mordecai — the oldest neighborhood in Raleigh. New construction in a neighborhood that predates the Civil War is not a common thing to be able to buy.

Building New Inside the Oldest Neighborhood

Mordecai's character comes from age: the Mordecai Historic Park, the plantation house that gives the neighborhood its name, and streets laid out long before anyone planned for cars. Adding new homes to a place like that is a constrained exercise, and the constraint is the point — the homes have to answer to what is already standing.

Every unit here is 1,800 square feet, built in 2026, and they are recorded as condominiums rather than detached single-family. That is a legal structure rather than a description of the building, and it matters more to your lender and your dues than to how the home feels.

A condominium form of ownership changes three practical things: how the association maintains the exterior, how your lender underwrites the loan, and what your dues cover. Some lenders treat condo financing differently even when the home looks and lives like a cottage — worth confirming with your lender early rather than discovering it in underwriting.
