Pinecrest in Durham, North Carolina

Pinecrest is a small Homes by Dickerson community on Eldon Circle in Durham. One street, one builder, homes built in 2026 running roughly 2,412 to 3,973 square feet.

What a One-Street Enclave Is

A single-street community is the smallest unit of new construction that still functions as a neighborhood, and it behaves unlike a subdivision. There is no phase two, no amenity center and usually no meaningful HOA infrastructure — which means low dues, and also that whatever the street looks like when it finishes is what it looks like permanently.

The square-footage spread here is wide for so few homes, from the low 2,000s to just under 4,000. On one street that produces genuine variety rather than repetition, but it also means your comparable sale may be a materially different house.

The Builder Is the Product

When one builder does an entire street, you are buying that company's judgment more than you are buying a neighborhood. Homes by Dickerson is a long-standing Triangle builder with its own profile on this site, and their construction standards are the thing to evaluate — not an amenity list, because there isn't one.

Where Pinecrest Sits

The community is in Durham, the City of Medicine, within reach of Duke and Research Triangle Park. Durham's new-construction inventory skews heavily toward large production subdivisions on the east and north sides; a one-street custom-scale enclave is the rarer product here.

Buying at Pinecrest With a Team That Builds

On a street this small, the questions worth asking are about the builder and the lot rather than the community: what the warranty actually covers in year two, what is standard versus allowance, and which lots on the circle carry a premium worth paying. We answer those before you tour, not after you have fallen for a kitchen.
