Quail Hollow in Raleigh, North Carolina

Quail Hollow is a late-1960s neighborhood in Midtown Raleigh, on Foxlair Court, Quail Hollow Drive and Tremont Drive. Homes here date from 1967 and 1968 — and from 2027. Both are on the market at the same time, which tells you exactly where this neighborhood is in its cycle.

A Neighborhood Turning Over

Quail Hollow is early in a teardown cycle rather than deep into one. Most of the housing stock is still original; new construction is the exception rather than the rule. That timing matters to a buyer, because an early-cycle neighborhood offers land at prices that have not fully re-rated, and it means living beside construction for years as the rest catches up.

Buy an original home here and you are making a bet on the direction. Buy a new one and you are paying for someone else having already made it.

What Midtown Proximity Does

27609 sits beside North Hills and the Midtown corridor, which is what drives the rebuild economics. When land within a short drive of Midtown supports a house worth several times the one standing on it, teardowns follow. That is not speculation — it is what the same-street price spread already shows.

Quail Hollow or Lakemont?

Lakemont is a few minutes west, same era, further along in the same process across five streets instead of three. If Midtown infill is what you are shopping, walk both — the difference is how much of the transition has already happened.

Buying in Quail Hollow With a Team That Builds

The question on a 1960s Midtown lot is always the same: is this a house or is it a parcel? We answer it with the setbacks, the overlay, the tree protection and the sewer, before you write rather than after.
