Sippihaw Springs at a Glance

Sippihaw Springs is a 16-home enclave off Old Bramble Lane in Fuquay-Varina's 27526 — built by New Home Inc. starting in 2023, sold out by 2025, and now resale-only. I'm Tim Clarke — Certified Residential Pricing Specialist, 18 years selling Raleigh-Durham real estate. Micro-communities like this one rarely make the guides, which is exactly why buyers miss them.

What the Numbers Say

  • Only 16 homesites, on lots averaging nearly a third of an acre
  • Recent trades in the low-to-mid $600s; original pricing started at $499,700 in 2023
  • Ranch and two-story plans up to five bedrooms — Craftsman, Modern Farmhouse, French Country, and Traditional exteriors

With sixteen owners and no builder inventory left, listings here are occasional events. When one appears, it competes with nothing.

Life in Sippihaw Springs

Open Space Instead of a Clubhouse

Nearly four of the community's nine and a half acres are preserved open space — that's the amenity. No pool to fund, HOA around $60 a month, and homes built to a modern spec: HERS-certified, whole-home MERV filtration, smart locks and thermostats, EV charging rough-ins.

The Fuquay Orbit

Downtown Fuquay-Varina is minutes away — Aviator Brewing, Mason Jar Lager, Fainting Goat, and a main street that has grown into itself over the past decade. The 8-acre off-leash dog park, Carroll Howard Johnson Environmental Park's nature trail, and the original Fuquay Mineral Spring round out the green space.

Schools

Addresses here feed Wake County schools, with sources splitting between the South Lakes and Ballentine elementary zones — this pocket of Fuquay has been redistricted repeatedly as the town grows. My team and I pull the current WCPSS base assignment on the specific address before you offer; it's the only version that counts.

The Commute Math

From Sippihaw Springs: about 27 minutes to downtown Raleigh via NC-55 and Judd Parkway. RDU and RTP run 40-plus minutes — this is a community you choose for the acreage-feel and the town, not the airport run.

Buying or Selling in Sippihaw Springs

Sixteen homes means no meaningful comp set inside the neighborhood — pricing a sale here takes judgment about what nearby new construction and resale competition actually bear. That's my specialty. If you own one of the sixteen, my team and I will tell you what scarcity is worth this season. Shopping Fuquay more broadly? Start with my Fuquay-Varina guide or watch for the rare listing here.
