Smith Farm is a Lennar neighborhood in Apex, built between 2019 and 2023 on Farmhouse Drive and Rise And Shine Road. Homes run roughly 2,194 to 3,277 square feet.
A Four-Year Build Window
Homes here went up across four years, which spans a genuinely turbulent period in construction — material costs, supply chains and labor availability all moved sharply between 2019 and 2023. Two homes on the same street can differ in specification because of when they were built rather than what was ordered. Ask which year a specific house was completed; it is a more useful question here than usual.
Young Resale
At two to six years old these homes are past the punch list and well short of replacement on anything major. Landscaping has filled in. The HOA has a short but real track record. It is the least expensive stage in a house's life to own, and it does not last.
Apex, 27502
This is the older side of Apex, closer to the historic downtown than the western communities toward Jordan Lake. Apex's downtown is an actual one, and proximity to it is a durable thing to own.
Buying at Smith Farm With the Tim M. Clarke Team
Young resale is negotiated on comps and an inspection. We know what a 2019 build and a 2023 build in the same neighborhood are each likely to need, and the answers are not the same.
