Book My Relocation Strategy CallWhat Is Cary, NC Actually Like to Live In?
Cary is the Triangle’s most established suburb: a planned, well-kept town of about 180,000 people where RTP is a 15-minute median drive from our tracked neighborhoods and RDU is 19. You get short commutes, a new downtown park, a long greenway system, and some of the region’s best-known golf and custom-home neighborhoods. You give up small-town scale and, in most neighborhoods, any sense of a bargain.
Cary counted 174,721 people in the 2020 census, making it North Carolina’s seventh most populous municipality, and it is still growing. It is not a bedroom community. Some of the Triangle’s best-known employers are headquartered here.
Is Cary a good place to live? Yes, if you work in RTP, Cary, Morrisville, or anywhere along I-40, and you want a polished suburb with strong amenities. It is a weaker fit if you want acreage, a small town, or a commute that points toward east Raleigh. For homes and neighborhoods, see our Cary real estate and community guide.
Where Is Cary, and How Long Are the Commutes?
Cary sits mostly in Wake County, with portions in Chatham and Durham counties, bordered by Raleigh, Morrisville, RTP, Apex, and Holly Springs, with Jordan Lake to the west. I-40, US 1/64, NC 54, NC 55, and NC 540 all run through or along the town.
These are off-peak drive times we routed from 43 Cary communities. Rush hour runs longer, so test your real commute at the hour you would drive it.
| Destination | Median off-peak drive | Range by neighborhood |
|---|---|---|
| Research Triangle Park | 15 min | 10-29 min |
| WakeMed Cary | 15 min | 4-25 min |
| RDU Airport | 19 min | 13-29 min |
| UNC Health Rex | 23 min | 13-28 min |
| Downtown Durham | 26 min | 20-39 min |
| Duke Raleigh Hospital | 29 min | 19-33 min |
| Downtown Raleigh | 30 min | — |
Cary is a big town, and the ranges show it. A home in west Cary near the Chatham line and one near Crossroads can differ by 15 minutes or more on the same drive. Compare each community on the Cary neighborhoods page.
What Are Property Taxes in Cary, NC?
For the 2026 tax year, a home in the Wake County part of Cary pays Wake County’s rate of 53.71 cents per $100 plus the town’s rate of 36.75 cents per $100, after the council approved a 2.75-cent increase in the FY 2026-27 budget. Combined, that is $0.9046 per $100 of assessed value.
| Assessed value | Annual county and town tax (Wake side) |
|---|---|
| $500,000 | $4,523 |
| $750,000 | $6,785 |
| $1,000,000 | $9,046 |
Homes in the Chatham County part of west Cary pay Chatham’s county rate instead of Wake’s, and the small Durham County part pays Durham’s. Confirm the county and the exact bill with the tax office before you budget.

What Kind of Housing Will You Find in Cary?
Cary is mostly built out, so its housing is established neighborhoods: established golf and lake communities, custom-home enclaves, courtyard homes for downsizers, and only a few new-construction communities. Homeownership was 66.6% in 2024, close to the national rate, because Cary also has a large apartment market. Here are neighborhoods we show often:
- MacGregor Downs: Cary’s country club community, with homes from builders including Rufty Homes and Homestead Building Company.
- Lochmere: a lake and golf community in south Cary, with homes from Rufty Homes and courtyard homes from EPCON Communities.
- Preston Village: part of the Preston area, with homes from builders including John Wieland Homes and Upton & Co.
- Birklands: custom homes from builders including Hurst Built and Rufty Homes.
- Cameron Pond: homes from builders including John Wieland Homes and Poythress Construction.
- The Courtyards at West Cary: courtyard homes from EPCON Communities, aimed at buyers who want less yard to keep up.
Cary also has one of the Triangle’s best-known 55+ communities, Del Webb’s Carolina Preserve, built from 2006 to 2013. We left market prices out of this guide because they go stale quickly. Current higher-end homes are on our Cary luxury listings page, and the Cary builders we track are on their own page.
How Do Schools Work in Cary?
Cary is in the Wake County Public School System, and several high schools serve Cary addresses, including Cary High, Green Hope, Green Level, and Panther Creek. West Cary assignments may shift when Morrisville High School opens in 2027-28.
Wake County assigns students by address, not by town name, and the Chatham County part of Cary falls under a different district. Confirm the current assignment for the exact address with the district before you make an offer.

Book My Relocation Strategy CallWhat Is Happening in Downtown Cary?
Downtown Cary has been rebuilt around a park. Downtown Cary Park opened in November 2023 on seven acres, with a splash pad, a great lawn, a market, and more than 750 programs a year. The Cary Arts Center is a short walk away.
Elsewhere, Fenton brought a new mixed-use district of shops, restaurants, and apartments near I-40. The former Cary Towne Center mall site, which Epic Games bought for its future headquarters campus, is still waiting: Epic’s rezoning request for the site was withdrawn for inactivity, and the company has not shared new plans.
What Is There to Do in Cary?
Cary’s amenities are the reason many people pay to live here.
- Greenways: the town has built a greenway system of about 100 miles, including trails around Bond Park.
- Koka Booth Amphitheatre: the town’s outdoor concert venue.
- WakeMed Soccer Park and the USA Baseball National Training Complex: two major sports venues inside town.
- Hemlock Bluffs Nature Preserve: trails and boardwalks through a rare hemlock forest in south Cary.
- Downtown Cary Park and the Cary Arts Center: the town’s new public center.

How Our Team Helps You Decide Whether Cary Fits
Choosing Cary comes down to your commute, your school assignment, and which kind of established neighborhood you want: golf, lake, custom, or courtyard. Those answers change by street, so the town name alone won’t settle it.
The Tim M. Clarke Team, with The Jim Allen Group at Coldwell Banker HPW, works across Cary and the rest of the Triangle. On a resale, a custom build, or a teardown lot, we represent you: we read the contract, the inspection, and the builder’s allowances before you commit. Tell us where you work and what you need from a home, and we will narrow Cary down to the neighborhoods worth your time, or tell you if Apex or Morrisville fits you better.
