What Is Clayton, NC Actually Like to Live In?

Clayton is a growing Johnston County town about 16 miles southeast of downtown Raleigh, with its own employers, its own downtown, and a river trail that runs toward Raleigh. Most of its neighborhoods are car-dependent suburbs. You trade some distance from the rest of the Triangle for a town that has its own center and its own jobs.

The town’s 2020 census count was 26,307 people, and the Town of Clayton’s budget calls it the fastest-growing town in Johnston County. You feel that growth in new subdivisions and busier roads.

Is Clayton a good place to live? Yes, if your work is in Clayton, southeast Raleigh, or along the I-40 and US 70 corridor. It gets harder if you commute to Durham or Chapel Hill every day. For homes and neighborhoods, see our Clayton real estate and community guide.

Where Is Clayton, and How Long Are the Commutes?

Clayton sits mostly in western Johnston County, with small portions in Wake County. Downtown Raleigh is about 16 miles northwest, and I-95 at Smithfield is about 13 miles southeast. The US 70 Clayton Bypass connects the town to I-40.

These are off-peak drive times we routed from 24 Clayton communities. Rush hour runs longer, so test your real commute at the hour you would drive it.

Destination Median off-peak drive Range by neighborhood
Downtown Raleigh 29 min 21-38 min
WakeMed Raleigh 29 min 21-38 min
Duke Raleigh Hospital 31 min 23-40 min
UNC Health Rex 39 min 31-48 min
WakeMed Cary 40 min 34-48 min
WakeMed North 41 min 28-48 min

Neighborhood choice can swing a Raleigh commute by more than 15 minutes each way. See how each community compares on the Clayton neighborhoods page.

What Are Property Taxes in Clayton, NC?

For the 2026 tax year, a home inside Clayton town limits in Johnston County pays $0.51 per $100 to the county and $0.49 per $100 to the town, for a combined $1.00 per $100 of assessed value. That works out to $5,000 a year on a home assessed at $500,000.

Assessed value Annual county and town tax
$500,000 $5,000
$750,000 $7,500
$1,000,000 $10,000

Three things can change your bill. A home outside town limits pays a different combination, the Wake County portion of Clayton is taxed differently, and assessed value isn’t always what you paid. Confirm the exact address with the county tax office before you budget.

Who Works in Clayton?

Pharmaceutical manufacturing is the name to know. In June 2024, Novo Nordisk announced a $4.1 billion expansion of its Clayton campus, with 1,000 new jobs, on top of an earlier $1.85 billion expansion. Grifols also operates in the county’s biotech complex.

If you are relocating for a job at one of those campuses, Clayton can give you a short commute that much of the Triangle can’t. Compare neighborhoods by the drive to your actual site.

What Kind of Housing Will You Find in Clayton?

Clayton’s housing is mostly suburban and spread across very different neighborhoods, from riverside streets to club communities and newer construction. Here are a few we show often:

  • Neuse Colony: a riverside community for buyers who want space without leaving the Triangle.
  • Riverwood: built around an athletic club, which shapes who is happy there.
  • Flowers Plantation: homes from builders including Paragon Building Group and Rock Creek Builders.
  • Glen Laurel: homes from Rock Creek Builders and Wagoner Custom Homes.
  • Broadmoor West: a smaller, six-street resale community.

We left market prices out of this guide because they go stale quickly. Current higher-end homes are on our Clayton luxury listings page, and if you want to build here, start with the Clayton builders we track.

How Do Schools Work in Clayton?

Most Clayton addresses fall under Johnston County Public Schools, and Clayton High School and Cleveland High School serve the area. The small Wake County portion of town falls under a different district.

Don’t pick a school by the town name on the listing. Assignments follow the street address and can change as the area grows, so confirm the current assignment with the district before you make an offer.

  • Clayton Community Park: a 42-acre park.
  • East Clayton Community Park: soccer and baseball fields, disc golf, and a playground, with a dog park nearby.

Choosing Clayton comes down to your commute, your exact address, and how you want to spend a Saturday. Those answers change by neighborhood, so the town name alone won’t settle it.

The Tim M. Clarke Team, with The Jim Allen Group at Coldwell Banker HPW, works across Clayton and the rest of the Triangle. Tell us where you work and what you need from a home, and we will narrow Clayton down to the neighborhoods worth your time, or tell you if another town fits you better.
