Book My Relocation Strategy CallWhat Is Garner, NC Actually Like to Live In?
Garner is Raleigh’s next-door town to the south: close enough that downtown Raleigh is a 23-minute median drive from our tracked neighborhoods, with lakes, parks, and a downtown of its own. You get a short city commute and more house for the money than most of inner Wake County. You give up the polish of the newer western suburbs and a quick run to RTP.
Garner is old for a Triangle suburb. Garner’s Station was incorporated in 1883, and the Town of Garner was chartered in 1905. The town counted 31,159 people in the 2020 census, and by December 2024 its own estimate topped 41,000, more than 30% growth since 2020.
Is Garner a good place to live? Yes, if you work in downtown Raleigh, at WakeMed’s main campus, or anywhere along I-40 south and east of the city. It is a weaker fit if you drive to RTP or Durham every day. For homes and neighborhoods, see our Garner real estate and community guide.
Where Is Garner, and How Long Are the Commutes?
Garner sits directly south of Raleigh in Wake County, with I-40 along its north and east sides, US 70 as its main east-west route, US 401 to the west, and NC 50 running north-south through town. The road news is I-540: the 18-mile southern leg of the Triangle Expressway, from Apex to I-40 in Garner, opened in September 2024, with the next segment to Knightdale scheduled for 2028.
These are off-peak drive times we routed from 25 Garner communities. Rush hour runs longer, so test your real commute at the hour you would drive it.
| Destination | Median off-peak drive | Range by neighborhood |
|---|---|---|
| Downtown Raleigh | 23 min | 17-28 min |
| WakeMed Raleigh | 23 min | 15-28 min |
| Duke Raleigh Hospital | 26 min | 19-31 min |
| WakeMed Cary | 27 min | 18-36 min |
| UNC Health Rex | 32 min | 22-39 min |
| RDU Airport | 38 min | 29-46 min |
| Research Triangle Park | 39 min | — |
The new I-540 matters most for the west side of the Triangle. It gives Garner a toll-road connection to Holly Springs, Apex, and RTP without crossing Raleigh. Compare each community on the Garner neighborhoods page.
What Are Property Taxes in Garner, NC?
For the 2026 tax year, a home inside Garner town limits pays Wake County’s rate of 53.71 cents per $100 plus the town’s rate of 53.5 cents per $100, after the council raised it 1.5 cents in the FY 2026-27 budget. Combined, that is $1.0721 per $100 of assessed value.
| Assessed value | Annual county and town tax |
|---|---|
| $500,000 | $5,361 |
| $750,000 | $8,041 |
| $1,000,000 | $10,721 |
Garner’s town rate is well above Morrisville’s 35 cents or Rolesville’s 40, so put it next to the purchase price when you compare Garner with Clayton or Fuquay-Varina. Homes outside town limits pay the county rate plus a fire district instead. Confirm the exact address with the Wake County tax office before you budget.

If your office is downtown, at NC State, or at WakeMed’s Raleigh campus, Garner gets you there faster than most of Wake County.
What Kind of Housing Will You Find in Garner?

Current higher-end homes are on our Garner luxury listings page, and the Garner builders we track are on their own page.
How Do Schools Work in Garner?
Garner is in the Wake County Public School System and has two high schools. Garner Magnet High School, open since 1968, is one of four WCPSS schools offering the International Baccalaureate program. South Garner High School, on Hebron Church Road, began operating as its own school in 2018.
Wake County assigns students by address, not by town name, and fast growth means assignments change. Confirm the current assignment for the exact address with WCPSS before you make an offer.

Downtown Garner is getting its first new commercial building in decades. Metro 201, a public-private project next to the Garner Recreation Center, plans about 10,000 square feet of commercial space and 24 apartments, the first new downtown commercial space since the 1980s. - Garner Performing Arts Center: a downtown theater in the former Garner High School auditorium.

How Our Team Helps You Decide Whether Garner Fits
Choosing Garner comes down to your commute, the tax bill on the exact address, and whether you want an established neighborhood or a new build. Those answers change by street, so the town name alone won’t settle it.
The Tim M. Clarke Team, with The Jim Allen Group at Coldwell Banker HPW, works across Garner and the rest of the Triangle. On a new build, we represent you, not the builder: we read the contract, the allowances, and the lot premiums before you sign. Tell us where you work and what you need from a home, and we will narrow Garner down to the neighborhoods worth your time, or tell you if another town fits you better.
