What Is Morrisville, NC Actually Like to Live In?

Morrisville is the Triangle’s commuter town in the best sense: a town wedged between RTP and RDU, where the median drive to Research Triangle Park from our tracked neighborhoods is 10 minutes. You buy time back every single workday. In exchange you get a town that is still building its center, still building its first high school, and lives next to an airport.

The town counted 29,630 people in the 2020 census, with an estimated 32,466 by 2025. It is also one of the most international towns in North Carolina: 46% of residents identified as Asian in 2020, up from 27% in 2010, and locals call it the state’s “little India.”

Is Morrisville a good place to live? Yes, if you work in RTP, fly often, or split your week between Raleigh and Durham. It is a weaker fit if you want acreage, quiet skies, or a finished downtown. For homes and neighborhoods, see our Morrisville real estate and community guide.

Where Is Morrisville, and How Long Are the Commutes?

Morrisville sits midway between Raleigh and Durham, mostly in Wake County with a small part in Durham County. NC 54 runs through town, I-40 crosses its east side, NC 540 runs to the west, and the town describes RDU as adjacent to Morrisville.

These are off-peak drive times we routed from 10 Morrisville communities. Rush hour runs longer, so test your real commute at the hour you would drive it.

Destination Median off-peak drive Range by neighborhood
Research Triangle Park 10 min 6-15 min
RDU Airport 13 min 11-16 min
UNC Health Rex 20 min 17-23 min
WakeMed Cary 20 min 15-23 min
Downtown Durham 21 min 16-26 min
Duke University Hospital 24 min 19-30 min
Downtown Raleigh 27 min —

Look at how tight those ranges are. Almost anywhere in Morrisville puts both Raleigh and Durham inside half an hour, which is rare in the Triangle. Compare each community on the Morrisville neighborhoods page.

What Are Property Taxes in Morrisville, NC?

For the 2026 tax year, a home in the Wake County part of Morrisville pays Wake County’s rate of 53.71 cents per $100, up 2 cents this year, plus the town’s rate of 35 cents per $100, unchanged. Combined, that is $0.8871 per $100 of assessed value.

Assessed value Annual county and town tax (Wake side)
$500,000 $4,436
$750,000 $6,653
$1,000,000 $8,871

Homes in the Durham County part of town pay Durham County’s 57.92 cents instead of Wake’s, for a combined $0.9292 per $100. Check which county an address sits in and confirm the bill with the county tax office before you budget.

Who Works in Morrisville?

Morrisville is a jobs town, not just a bedroom community for RTP. Lenovo has its operational headquarters inside town limits, and Oracle and Syneos Health are based here. The town lists Fujifilm Diosynth, PPD, Schneider Electric, and Lenovo among the companies that have expanded locally.

Residents skew professional. Among working residents, professional, scientific, and technical services is the largest industry, and the median household income was $125,396 in 2024. If your badge says RTP, Lenovo, or one of the biotech campuses along I-40, Morrisville is the shortest commute you can buy.

What Kind of Housing Will You Find in Morrisville?

Morrisville is a town of planned neighborhoods, townhomes, and apartments. It is also a renter-heavy town: only 45.4% of homes were owner-occupied in 2024, so expect plenty of investor-owned townhomes next to owner-occupied houses. Here are communities we show often:

  • Breckenridge: a large planned community mixing single-family homes and townhomes near Lenovo.
  • Kitts Creek: a master-planned neighborhood with a clubhouse, pool, and fitness center.
  • Town Hall Commons: a traditional neighborhood off McCrimmon Parkway, close to the coming Town Center.
  • McCrimmon at the Park: single-family homes near Park West Village shopping.
  • Providence Place: a traditional-style neighborhood with parks and walking trails.
  • Chessington: townhomes and single-family homes off McCrimmon Parkway.

We left market prices out of this guide because they go stale quickly. Current higher-end homes are on our Morrisville luxury listings page, and the Morrisville builders we track are listed on their own page.

How Do Schools Work in Morrisville?

Morrisville is in the Wake County Public School System, and here is the detail most buyers miss: the town has no traditional high school yet. Morrisville High School is scheduled to open in 2027-28 with grades 9 and 10, on Little Drive next to Parkside Elementary, and a Parkside Middle School is planned no earlier than 2028-29.

Today four schools sit inside town limits: Morrisville Elementary, Cedar Fork Elementary, Parkside Elementary, and Wake Early College. The town notes that many residents are assigned to schools outside Morrisville. With a new high school coming, assignments will shift, so check the current assignment for the exact address with WCPSS before you make an offer, and ask what the 2027-28 proposal does to it.

What Is the Airport and Construction Trade-Off?

Living next to RDU is the town’s best feature and its main trade-off. Parts of town sit under the flight paths, and the airport is in the middle of a major project: RDU is building a new runway, 5L-23R, 537 feet northwest of the current one, which will become a taxiway. Work started in October 2023, and crews were moving about 5 million cubic yards of earth as of September 2026.

The roads are changing too. The town’s major roadway projects include widening McCrimmon Parkway to four lanes with a flyover at the railroad and NC 54, widening NC 54 itself, and extending Airport Boulevard, with the big widenings starting construction in summer 2027. Expect detours for a few years in exchange for a faster town afterward.

If aircraft noise matters to you, drive the street at different times of day before you write an offer, and check how the home sits relative to the runways.

What Is There to Do in Morrisville?

Morrisville’s signature is cricket, which tells you a lot about who lives here.

  • Church Street Park: a cricket ground expanded in 2023 to seat 3,500. It has hosted Minor League Cricket since 2021 and Major League Cricket matches in July 2024.
  • Morrisville Town Center: the town broke ground on its Town Center in September 2025 on a 25-acre site on Town Hall Drive. The first phase adds apartments, shops, and a park, with later phases planned to add a main street and a community center.
  • Park West Village: the shopping and dining center on the town’s west side.
  • Food: with nearly half of residents of Asian heritage, Morrisville’s restaurant and grocery mix is unlike anywhere else in the Triangle.

Who Is Morrisville For, and Who Should Skip It?

Morrisville fits people who value time over land. It is a poor fit for anyone who wants a big lot, a quiet sky, or a town that is done changing.
