Most luxury builders treat the yard as the last line item. The pool goes in after the house, the retaining wall gets value-engineered, and the grading is whatever the lot allowed.
Dogwood and Company, LLC starts from the other end. Its president, David F. Munn, is a North Carolina licensed unlimited general building contractor and a licensed landscape contractor with a horticulture degree from NC State. The company calls itself a “Premier Custom Luxury Builder” and lists four recent luxury builds, all in MacGregor Downs in Cary, from 2022 through 2025.
The record is focused and narrow: one neighborhood, four named homes, no published prices or warranty. Here is what it shows and what to ask.
Who Is Dogwood and Company?
Dogwood and Company, LLC is a custom luxury builder that pairs house construction with outdoor living, grading, and landscape work.
The documented history
The About page names David F. Munn, President, and says he has 24 years of experience in the construction industry. It lists his credentials:
- North Carolina Licensed Unlimited General Building Contractor;
- North Carolina Licensed Landscape Contractor;
- Certified Plant Professional;
- BS in General Horticulture from NC State (class of 1993).
The page also says he co-owns a landscape and grading company. It does not name that company or publish a founding year for Dogwood and Company.
Dogwood & Company, LLC is listed as a builder member in the 2025 Home Builders Association of Raleigh-Wake County directory. Its office address on the website and in the directory is 108 Westmuir Place in Garner. The company phone is (919) 360-4269.
Where Does Dogwood and Company Build?
Every build the company publishes is in MacGregor Downs, the established country-club neighborhood in Cary. The website gives MacGregor Downs its own menu item, and the page titles describe the company as Cary-based. It does not list other neighborhoods or towns, so ask where else the team has built if your lot is outside MacGregor Downs.
What Does Dogwood and Company Build?
Dogwood builds custom luxury homes and the land around them. The home page says the company specializes in “designing and building outdoor living spaces, as well as performing major grading changes and installing pools/spas, retaining walls, patios, major landscaping projects, and entrance features.” It also says the company works with “award-winning local designers,” without naming them.

The MacGregor Downs builds
The Custom Homes page lists four homes:
| Home | Year listed | Notes |
|---|---|---|
| Annandale | 2025 | Custom luxury build on 0.59 acres |
| Queensferry | 2023 | Luxury build |
| Lochinvar | 2022-23 | Luxury build |
| American Elm | 2022 | Luxury build |
The site gives each home a name and a year, but no address, square footage, or price. Ask for them, and ask to see one finished home.
How Does Building With Dogwood Work?
Dogwood does not publish a step-by-step process. The About page says David learns about each client “in order to create something that fits their personality and lifestyle,” and his credentials point to a process that plans the lot and the house together.
Ask the company to walk you through its sequence in writing: design, engineering, permitting, grading, construction, and landscape. Ask who draws the plans, how the outdoor scope is priced, and whether the landscape and grading work runs through Dogwood’s contract or the affiliated company’s.
What Should You Verify Before Signing With Dogwood?
Before signing with Dogwood and Company, verify the licenses, the entity on each contract, the outdoor scope, and the warranty. A builder who also grades, builds walls, and installs pools can save you a lot of coordination. It also means more of your project sits with one group. Our guides to finding a Triangle builder and why the builder’s agent works for the builder explain how to keep someone on your side.
Confirm the licenses and the entity
Look up Dogwood and Company, LLC with the North Carolina Licensing Board for General Contractors and David Munn’s landscape license with the North Carolina Landscape Contractors’ Licensing Board. Make sure the entity on the contract matches the license.
Ask which company does the site work
The About page says David co-owns a separate landscape and grading company. If part of your project goes to that company, you may sign two contracts with two sets of terms. Ask which entity performs the grading, walls, and pool, and who warrants each.
Get addresses, sizes, and prices for the four builds
Annandale, Queensferry, Lochinvar, and American Elm are listed without details. Ask for addresses, square footage, and the final contract prices or price ranges. Pull the recorded sales. Call those owners.
Check the covenants and the topography
Ask for any recorded covenants or design guidelines that apply to your MacGregor Downs lot, and get a topographic survey before you finalize the plan. Retaining walls and grading are where budgets move, and they are exactly the work Dogwood specializes in, so ask for that scope to be priced line by line.
Get the warranty in writing
Dogwood’s site does not describe a warranty. Ask for the written terms on the house and on the outdoor work, and compare them with our home-builder warranty guide.
How Does Dogwood Compare With Other Building Options?
Dogwood is a small luxury builder whose strength is the lot as much as the house.
| Option | Outdoor scope | Neighborhood | Builder access | Best fit |
|---|---|---|---|---|
| Dogwood and Company | Grading, pools, walls, landscape under one team | MacGregor Downs record | Direct to the president | Buyers who want the house and grounds designed together |
| Luxury builder plus separate landscape firm | Separate contracts | Varies | Builder and landscaper | Buyers who want to pick each specialist |
| Spec luxury home | Builder’s choice | Varies | Listing agent | Buyers who want a finished home now |
| Resale in MacGregor Downs | Existing | MacGregor Downs | None | Buyers who want the location and will renovate |
Who Is a Strong Fit for Dogwood and Company?
Dogwood fits a buyer whose idea of the house includes the pool, the terrace, and what you see from the kitchen window.
The strongest candidates usually:
- own or are buying a lot in or near MacGregor Downs in Cary;
- have a sloped or complicated lot that needs real grading;
- want a pool, spa, retaining walls, or major landscaping designed with the house;
- will ask for addresses, prices, and references before signing.
It is a weaker fit for buyers who need a published price range, a model home, or a builder with a long list of neighborhoods.
Final Thoughts About Dogwood and Company From Tim Clarke
An unlimited general contractor who is also a licensed landscape contractor is an unusual combination in luxury building. On a MacGregor Downs lot with grade, that can be the difference between a backyard you use and one you look at.
The record is thin on numbers. Get the addresses, prices, and warranty terms in writing, and know which company is doing which part of the work.
I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know how a luxury contract should handle allowances, site work, and change orders, and we know what MacGregor Downs homes actually sell for.
