Few Raleigh builders work at both ends of the market. Dukes Properties & Construction, LLC does.
On one side of town, it broke ground on PNTE35, 35 townhomes inside the Beltline at Poole and Sunnybrook roads, starting at $399,000. In Northwest Raleigh, it is selling Dukes Reserve, three gated custom estates on 14 wooded acres, from $5,000,000. Between those sit award-winning brownstones in the Warehouse District, modern farmhouses off Milburnie Road, and a run of custom infill homes on Postell Street south of downtown.
This guide covers what Dukes builds, what its published warranty actually says, and what to verify before you sign.
Who Is Dukes Properties & Construction?
Dukes Properties & Construction is a Raleigh real estate investment, development and construction company established in 2004. Its company page describes “high-impact land development, luxury residential construction, and the creation of vibrant, future-forward communities.” The PNTE35 community site names Nasir Dukes as founder. Dukes Properties & Construction, LLC is listed as a builder member in the 2025 Home Builders Association of Raleigh-Wake County directory.
The documented history
The company’s main office is at 314 Martin Luther King Jr. Blvd., Suite 101, Raleigh, and its phone is (919) 637-7776. Its work runs across custom homes, land development, communities and commercial projects.
Its best-known project is The Dukes at City View, eight luxury townhomes at the edge of the Warehouse District that won the Downtown Raleigh Alliance’s 2023 Imprint Award, which the company describes as reserved for developments that contribute to the momentum of downtown Raleigh. PNTE35 drew CBS 17 coverage in November 2025, and its community site calls it the first privately funded attainable housing development in Raleigh. A Historic South Park resident quoted on the company page calls Dukes “the first developer to come to South Park and take interest with revitalizing our neighborhood.”

Nearly all of Dukes’ published residential work is in raleigh:
- Downtown and the Warehouse District: The Dukes at City View on South West Street, near the warehouse-district.
- South of downtown: The Postell Collection, custom homes on Postell Street, plus infill at 1325 S. East Street, 309 Hoke Street and 1317 S. Person Street.

- Northwest Raleigh (27613): Dukes Reserve Estates.
- fuquay-varina: McLaurin Farm, a 62-lot residential land development.
The company also lists custom homes at 720 Oakwood Avenue, 2232 and 2325 Sheffield Road, and 5619 Oak Forest Drive.

What the finishes look like
The two community sites give the clearest picture. Dukes Reserve promises limestone, brick and glass exteriors, rift-cut white oak, hand-troweled plaster and marble from a single quarry, with a private bridge entry over a stream. PNTE35 is plainer and more specific: two interior packages, quartz counters, shaker cabinets, light oak LVP, and James Hardie ColorPlus fiber-cement siding.
How Does Building With Dukes Work?
Dukes does not publish a step-by-step custom process. Its sites show three ways in:
- Buy in one of its communities. PNTE35 has an interest list; The Dukes at City View advertised its final move-in-ready townhome.
- Commission a Dukes Reserve estate. The site describes each residence as designed with architects around the buyer, with an inquiry form for the three lots.
- Ask about a custom or infill home. The custom-homes portfolio and contact page are the starting point.
Ask Dukes which of these applies, and get the scope, price and schedule in writing.
What Should You Verify Before Signing With Dukes?
Before signing with Dukes Properties & Construction, read the warranty closely, confirm the selling entity, and check how the community is governed. Our guides to finding a Triangle builder and why the builder’s agent works for the builder explain why you want your own representation on a new-construction purchase.
Read the warranty line by line
Dukes deserves credit for publishing its warranty. The 2023 document says:
- one year against defects in workmanship and materials, from the date of purchase, not move-in;
- ten years against major structural defects, from the date of completion;
- one year on wiring, piping and ductwork, with fixtures and equipment left to manufacturer warranties;
- claims must be submitted in writing within the year, and the company suggests doing so at month 11;
- no warranty on landscaping, lawn or sod;
- using contractors other than those who built the home “may void all or part of the warranty.”
That last clause matters. Ask how it applies before you hire your own painter or HVAC company. Compare the full terms with our home-builder warranty guide.
Confirm the selling entity and sales team
The Dukes at City View lists separate sales and marketing partners and its own phone number. PNTE35 names a partner team as well. Confirm which company is the seller on your contract, which is the builder, and that the builder’s license matches the North Carolina Licensing Board for General Contractors.
Check the HOA and the townhome details
For townhomes, ask for the HOA budget, what the association maintains, and the rules on rooftop decks, rentals and parking.
For estate lots, price the site work
At Dukes Reserve, ask what the $5,000,000+ figure includes: house, lot, landscape, pool, and the shared bridge and water feature. Ask who maintains the private drive.
How Does Dukes Compare With Other Building Options?
| Option | Price level | Location | Best fit |
|---|---|---|---|
| PNTE35 townhome | From $399K | ITB, East Raleigh | First-time and middle-income buyers who want new construction near downtown |
| The Dukes at City View | Ask for current price | Downtown | Buyers who want a rooftop and a walk to the Warehouse District |
| Dukes Reserve estate | From $5M+ | Northwest Raleigh | Buyers who want 4.5+ acres, a gate and full custom design |
| Production townhome | Varies | Suburban | Buyers who want amenities and a standard process |
| Resale ITB | Varies | Established neighborhoods | Buyers who want mature trees and accept an older house |
Who Is a Strong Fit for Dukes Properties?
Dukes fits buyers who want new construction in Raleigh’s center or on a rare large lot inside the city.
The strongest candidates usually:
- want a new townhome or infill home within a few minutes of downtown;
- like modern design and low-maintenance living;
- are shopping at the very top of the market for privacy and acreage in 27613;
- will read a written warranty and ask follow-up questions.
It is a weaker fit for buyers who want a suburban amenity center, a large production-builder model park, or towns outside Wake County.
Final Thoughts About Dukes Properties & Construction From Tim Clarke
Dukes has done something hard: it builds attainable townhomes and $5 million estates under the same name, and it has an award and a published warranty to show for it. The Postell Street and East Raleigh work is the kind of infill that changes a street.
Read the warranty before you fall for the rooftop. The one-year clock starts at purchase, and outside contractors can affect coverage.
I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know what an infill lot, an HOA budget and a builder warranty really cost you. We represent you; the developer’s sales team represents Dukes.
