Most buyers who want an acre north of Raleigh face a choice. Buy a resale house on the land, or find a lot and a builder separately and hope the two get along.
Genesis Building Company sells both halves. The Wake Forest-based builder develops its own neighborhoods in Franklin and Wake counties, builds spec homes on those lots, takes presale custom builds, and will build on land the buyer already owns. Its own website puts its range at homes priced under $300,000 up to million-dollar homes. Its 2026 Parade of Homes entry, a 3,365-square-foot ranch at 5905 Tranquil Cove in Youngsville, took a Silver award at the 2026 Franklin County Parade of Homes and is listed at $875,000.
That spread is the selling point and the thing to pin down. A builder that works from $300,000 to $1 million builds very different houses at each end. This guide lays out what the public record shows, then lists what you still need in writing.
Who Is Genesis Building Company?
Genesis Building Company is a family-owned builder and land developer with an office at 2801 Crusher Run in wake-forest. Its company page names Joseph Procopio as owner and general contractor.
The documented history
Genesis says the family business has deep roots in Southern Maryland and moved to North Carolina because demand for its building work kept growing. The website does not publish a founding year, a count of completed homes, or a North Carolina license number. The Franklin County Home Builders Association lists Genesis Building Company Inc. as a builder member at the same Crusher Run address and phone number, (919) 263-3000.
Before you sign, confirm the contracting entity and its license status with the North Carolina Licensing Board for General Contractors. “Genesis” is a common name in construction, so match the entity name, address, and license number on every document.
Where Genesis builds
Genesis lists six neighborhoods on its own site, each with a stated starting point:
| Neighborhood | Location | Builder-stated pricing |
|---|---|---|
| East College Street | Downtown Franklinton, Franklin County | Custom-built homes starting at $300K |
| Tantallon | Spring Hope, Franklin County | Homes ranging between $400K and $500K |
| Tranquil Cove | Youngsville, Wake County | Homes starting at $600K |
| Manors at Harvest View | Franklinton, Franklin County | Estate-style residences starting in the mid $600Ks |
| Lennox Manors | zebulon, Wake County | Country-living homes starting at $1 million |
| Bella Terra | Franklinton, Franklin County | Single-family homes (no price published) |
These are builder-published starting figures, not appraisals or contract prices. The Jim Allen Group’s marketing page for Manors at Harvest View lists the community from the $700s, so expect the number to move with the lot and the plan.

What Does Genesis Building Company Build?
Genesis builds single-family homes in three ways: finished spec homes, presale custom homes on its own lots, and custom homes on the buyer’s land. It also sells buildable lots to other local custom builders, offers investment opportunities, and does renovations and additions.
| Buyer question | What the public record shows |
|---|---|
| Price range | Builder-stated: under $300,000 up to million-dollar homes |
| Purchase options | Inventory (spec) home, presale custom on a Genesis lot, or custom on your land |
| Land model | Genesis develops raw land into building lots and sells some lots to other builders |
| Primary counties | Franklin and Wake |
| Warranty | 10-year Quality Builders Warranty (QBW) policy, backed by Liberty Mutual per the builder’s site |
| 2026 recognition | Silver award, 2026 Franklin County Parade of Homes, for 5905 Tranquil Cove |
The 2026 Parade home at Tranquil Cove
The Genesis entry in the 2026 Franklin County Parade of Homes is 5905 Tranquil Cove in Youngsville. The Jim Allen Group’s awards recap describes it as a four-bedroom, 3.5-bath, ranch-style home with 3,365 square feet, an upstairs media room, and an upstairs bedroom and full bath. It is priced at $875,000 and earned a Silver award. The 2026 Franklin County Parade guide names the plan The Kayla and adds the details buyers ask about first: a homesite of more than an acre, no HOA, a three-car garage, a screened rear porch, a study, and a kitchen with a walk-in pantry and scullery. The listed design firm is Aman.
Tranquil Cove itself is small. The Jim Allen Group describes three single-family homesites, each one acre or larger, on a private cul-de-sac, with access toward Raleigh by NC 96 and US 1. A second home in the community, 5904 Tranquil Cove, is listed at $789,000.
Disclosure: our team is part of The Jim Allen Group, which markets Tranquil Cove and Manors at Harvest View. That is why we tell you to verify the builder independently, the same way we would for any other.
How Do You Buy or Build With Genesis?
Genesis describes a process that changes depending on which of its options you choose.
- Pick the path. Buy a completed spec home, or start a presale build from scratch.
- Pick the land. For a presale, choose a lot in a Genesis community or bring your own.
- Design the floor plan. Genesis says it guides buyers from the floor plan through each component of the house.
- Make selections. Finishes and components are chosen with the builder.
- Close and register the warranty. After completion, warranty service runs through QBW’s online service-request system.
Turn each step into a document
A spec home should come with the plans, the specification sheet, and the permit and inspection history. A presale should come with a lot price, a base contract price, an allowance schedule, an exclusions list, a draw schedule, and a change-order clause. A build on your own land needs a site-work estimate before anyone talks about cabinets.
What Should You Verify Before Signing With Genesis?
Before signing with Genesis Building Company, verify the lot, the scope, the money, and the warranty attached to your specific house. A Silver award shows what one house looked like on judging day. Your contract decides what you get. Our guides to finding a Triangle builder and understanding the builder’s agent cover how to build your own side of the table.
Ask which price tier you are actually buying
A $300,000 house in downtown Franklinton and a $1 million house in Lennox Manors are not the same product with different paint. Ask Genesis for a completed home at your price point, in your intended community, and walk it. Compare framing, windows, HVAC, insulation, and trim against the Parade home. Then ask what changes between tiers.
Price the land work
Acre-plus lots in Franklin County and northern Wake often mean a private well and septic, a long driveway, and grading. Ask who pays for the perc test, the septic permit, the well, the driveway, tree clearing, and any retaining walls. Get those numbers before the lot contract goes hard.
Read the warranty, not the brochure
Genesis offers a 10-year QBW policy. A 10-year policy typically covers different things in different years, and structural coverage is not the same as workmanship coverage. Download the warranty book, read the exclusions, and run it against our home-builder warranty guide before your deposit becomes nonrefundable.
Confirm the paperwork
Confirm the contracting entity, current license, general liability and workers’ compensation coverage, the lien-waiver process, and who supervises your site day to day.
How Does Genesis Compare With Other Building Options?
Genesis sits between a production builder and a full-custom shop. It controls the land like a developer, sells finished inventory like a production builder, and offers presale customization like a custom builder.
| Option | Plan flexibility | Price certainty | Land control | Best fit |
|---|---|---|---|---|
| Genesis spec home | Low | High | Builder chose the lot | Buyers who want a finished house on acreage soon |
| Genesis presale on its lot | Moderate to high | Develops with selections | Choose from Genesis lots | Buyers who want input without hunting for land |
| Genesis on your land | High | Lowest until site work is priced | You own the risk | Buyers who already own the right lot |
| Production builder | Low | Higher earlier | Builder’s subdivision | Buyers who want a known plan in a planned community |
Who Is a Strong Fit for Genesis Building Company?
Genesis fits a buyer who wants room, privacy, and new construction north and east of Wake Forest, and who would rather buy the lot and the house from one company.
The strongest candidates usually:
- want an acre or more and accept well-and-septic tradeoffs;
- are comfortable with a Franklin County or rural Wake County address;
- know their budget tier and want to see a finished home at that tier;
- would value a builder who already controls the lots;
- will bring an independent agent and attorney to the contract.
It is a weaker fit for a buyer who needs walkable amenities, city water and sewer, or a short commute to RTP.
Final Thoughts About Genesis Building Company From Tim Clarke
Genesis has a clear model: own the land, build the house, and offer it as a spec, a presale, or a build on your lot. A Silver award for the 3,365-square-foot ranch at Tranquil Cove in 2026 shows the upper end of what they are delivering right now.
I have spent 17+ years in Triangle real estate, and acreage builds north of Wake Forest go wrong in the dirt more often than in the kitchen. The septic permit, the well depth, the driveway, and the grading decide the real price. The Parade photos never show those.
Our team builds as well as sells, so we read a builder proposal the way a builder would. We price the site work, test the allowances against the finishes you actually want, and read the change-order clause before it costs you anything.
If Genesis is on your list, call us at (919) 355-8462. Bring the lot, the plan, and the proposal. We’ll walk the Tranquil Cove house with you, pull the comparable sales, and tell you plainly whether the price, the land, and the builder fit.
