BUILDER PROFILE

McKinley Homes

McKinley Homes is a custom builder in the Raleigh-Durham Triangle, working in Wake Forest. It is listed in our custom and semi-custom builder directory rather than the production data set, so it holds no standing community inventory here and each build is priced from its own plan, lot and specification. The builder writes and presents that contract through its own representative; we represent the buyer instead.

Every sales consultant in a McKinley Homes model home works for McKinley Homes: the builder's contract, the builder's lender, the builder's incentives. Tim M. Clarke represents the buyer on the other side of that table. He compares McKinley Homes communities, reads the contract and warranty before you sign, and attends the walkthroughs. Few new homes in wake-forest start under $300,000. McKinley Homes is selling some at Kinsley, a 209-acre master-planned community just north of downtown. A low starting price brings buyers in. Whether it is actually a good deal depends on what is included, what the incentives require, and what the HOA costs each month.

McKinley Homes is an Atlanta-based builder and developer that came into North Carolina in April 2025 with Kinsley. It is a production builder. You choose a plan and finishes from a set menu instead of designing from scratch. This guide covers what McKinley publishes about Kinsley, what its Parade homes show, and what to confirm before you sign the purchase agreement.

Disclosure: McKinley’s own launch announcement names The Jim Allen Group as the sales and marketing partner for Kinsley. Our team works within The Jim Allen Group. If you are buying at Kinsley, know which agent represents the builder and which one represents you.

Who Is McKinley Homes?

McKinley Homes is a land developer and home builder founded in 2016 by Jinsong Yang, its founder and managing partner. The company says Yang named it after Mt. McKinley in Alaska, North America’s highest peak.

Company scale

McKinley’s corporate profile describes McKinley Homes US, LLC as Atlanta-based. It says its development and building team has more than 45 years of experience, has completed more than 20,000 lots and homes, and owns more than 6,000 lots. The company lists projects in Georgia, Alabama, New York, Texas, Tennessee, and North Carolina. The launch announcement is datelined Peachtree Corners, Georgia.

The North Carolina entity

The North Carolina Licensing Board for General Contractors lists McKinley Homes NC LLC at 5909 Falls of Neuse Road, Suite 202, in raleigh, with license L.102749. That license is active, unlimited, and classified for building. It was first issued on March 12, 2024. Confirm that this is the entity named on your purchase agreement.

What Is Kinsley, and What Does It Cost?

Kinsley is McKinley’s first, and so far only, North Carolina community. It is a railroad-themed master plan between downtown Wake Forest and Youngsville. McKinley’s announcement plans 726 single-family homes and townhomes on 209 acres.

Buyer question What McKinley publishes
Current product Townhomes, 2–3 bedrooms, 2–3 stories, 1–2 car garages
Price range $299,900 to $433,650 on the Kinsley page at the time of this review
HOA $150 per month
Amenities Railway-station-themed clubhouse, Junior Olympic pool, cabana, seven pocket parks, ponds, walking and bike trails
Sales center 801 Winton Way, Wake Forest, NC 27587
Build timing “Available Homes” within 130 days of contract; “Quick Move-In Homes” within 45 days
Distance McKinley says Kinsley is 15 miles from the Raleigh/Research Triangle area

The announcement says Kinsley will include single-family homes. McKinley’s 2025 award releases describe the current product as townhomes. Ask the sales center which product types are being sold now and which phases are still only planned.

Two award-winning entries in 2025

McKinley’s Mallard plan at Kinsley won two awards in 2025. The Mallard is a two-story townhome with 1,963 square feet, three bedrooms, 2.5 baths, a two-car garage, an island kitchen, an upstairs primary suite, and a loft.

  • Gold Award, 2025 Tri-County Parade of Homes (Franklin County HBA)
  • Bronze Award, Category Four ($400,000–$422,000), 2025 Triangle Parade of Homes (HBA of Raleigh-Wake County)

The 2026 Parade entry

McKinley’s 2026 Parade entry was 716 Winton Way, a Paxton B plan at Kinsley. It was listed as Entry #207 on the Triangle Parade site and as Entry 21 in the 2026 Franklin County Parade of Homes guide. Both listings show $382,900 and 1,943 square feet, with design by Eric Braswell. Both also mark the home sold.

The two listings disagree on bedrooms and baths. The Triangle Parade stats say 3 bedrooms and 2.5 baths. The Franklin County guide and the Triangle listing’s own written description say 4 bedrooms and 3 full baths. The guide’s floor plan supports four: a main-level bedroom with a full bath, then the primary suite and two more bedrooms upstairs. Mismatches like this are why you should go by the plan sheet and the contract, not a listing summary.

The Franklin County guide lists The Jim Allen Group New Homes as the sales contact for this home.

What Comes Standard at Kinsley?

McKinley sells its included features as “The McKinley Difference,” which it describes as finishes that other builders charge extra for. The Kinsley feature list includes:

  • Interior: 9-foot smooth ceilings on the main floor and 8-foot ceilings upstairs, luxury SPC wood-look flooring in main living areas, Sherwin-Williams paint, CAT6 wiring in the family room and primary bedroom
  • Kitchen: 42-inch wall cabinets with crown molding, soft-close doors, granite countertops, subway-tile backsplash, Frigidaire stainless appliances including a 30-inch gas range
  • Baths: granite in all baths, double vanity and tiled walk-in shower in the primary bath
  • Systems: 15 SEER dual-zoned HVAC, energy-efficient gas water heater (tankless on homes with detached garages), Low-E double-pane windows, energy-heel trusses
  • Exterior: brick or stone fronts per plan, James Hardie ColorPlus siding on the sides and rear, 30-year architectural shingles, sodded yards, a finished garage with opener

Compare the list with what you actually want. “Included” is only worth something if you would have paid for that item anyway.

How Does the McKinley Buying Process Work?

McKinley lays out a five-step “New Home Journey” from contract to keys.

  1. Purchase agreement and design appointment. After signing, you spend several hours with a McKinley designer choosing finishes and meet a low-voltage specialist. McKinley recommends attending a free Design Preview Session beforehand to understand option pricing.
  2. Pre-construction meeting (required). You meet the construction manager at the homesite and review selections, the site plan, and the blueprints.
  3. Pre-drywall meeting (optional, recommended). You walk the framing and mechanical systems before the walls are closed.
  4. New Home Orientation (required). About 30 days before closing you get a closing letter. About 7 days before closing, the construction manager walks you through the home and records any corrections.
  5. Final walk-through and closing. You confirm the corrections are done, sign the orientation form, and close.

Go to the pre-drywall meeting even though it is optional. It is the last time anyone can see the framing, plumbing, wiring, and ductwork. Bring your own inspector.

What Warranty Does McKinley Offer?

McKinley’s published warranty has three layers:

Coverage Term
Defects in materials and workmanship 1 year
In-wall mechanical (select plumbing, HVAC, and electrical not visibly accessible) 2 years
Structural, transferable, insured through 2-10 Home Buyers Warranty 10 years

Brand-name products such as Delta, Whirlpool, and Samsung also carry their own manufacturer warranties. Service requests go through McKinley’s online customer-service portal. Use our home-builder warranty guide to read the 2-10 coverage booklet before closing.

What Should You Verify Before Signing With McKinley?

Before signing with McKinley, confirm the incentive terms, the HOA documents, the phase you’re buying into, and who represents you.

Incentives tied to the preferred lender

At the time of this review, Kinsley’s “Have It Your Way” offer advertised up to $10,000 in incentives. It also listed a 4.875% rate (5.892% APR) on an FHA 30-year loan with 3.5% down, plus $10,000 toward closing costs, both through Ameris Bank. Offers like this change often. Ask for the terms in writing. Then get a competing Loan Estimate from another lender and compare the total cost, not just the rate.

HOA and community build-out

The HOA is $150 a month. Ask for the budget, reserve study, and covenants. With 726 homes planned, amenities and later phases will roll out over years. Find out which amenities are finished and which are only promised.

Representation

Builder sales staff work for the builder. Our article on the builder’s agent versus your interests explains the difference. Bring your own agent to the first visit. Many builders will not pay a buyer’s agent who shows up after you have already registered.

How Does McKinley Compare With Other Wake Forest Options?

McKinley sells a standardized product at a low entry price. Here is how that compares with other ways to buy new in north Wake.

Option Typical entry point Customization Speed
McKinley at Kinsley From $299,900 (townhome) Design-center selections 45–130 days on available homes
Resale townhome nearby Market-dependent None until after closing Immediate
Semi-custom or custom builder Higher Plan changes to full custom Months to a year or more

Final Thoughts About McKinley Homes From Tim Clarke

McKinley brought a large-builder model and a sub-$300,000 starting price to a part of Wake Forest where new construction usually costs much more. The Mallard’s two 2025 awards show the townhome product holds up against other builders’ work.

A low entry price is a starting point. Read the incentive terms, the HOA budget, the warranty booklet, and the contract before you decide.
