In Wake Forest, $600,000 usually buys a good house on a small lot. Eight minutes north, New Level Homes is asking about the same price for 2,800 to 3,500 square feet on a golf-course lot, with 10-foot first-floor ceilings and a three-car garage on several homes.
New Level Homes builds only inside Olde Liberty Golf and Country Club, which straddles Franklinton and Youngsville in Franklin County. It sells a small set of plans that buyers can modify, on lots that run from about a quarter-acre to just over an acre. In 2026 the company won a Gold and a Bronze award in the Franklin County Parade of Homes.
This guide covers what New Level publishes, what it leaves out, and what a buyer should get in writing before signing.
Who Is New Level Homes?
New Level Homes is a single-community builder whose tagline is “Where Value Meets Sophistication.” Its model office is at 655 Clubhouse Drive, Youngsville, with a mailing address in raleigh. The phone number is (919) 201-8817.
What the company says, and what it doesn’t
New Level’s website states its design approach in detail. It does not name the owners, give a founding year, or list a North Carolina contractor license number. We searched the North Carolina Licensing Board for General Contractors for “New Level” and found no license under that name. There is a likely match under another name. New Level’s 2026 Franklin County Parade of Homes listings give Richard Wolf as the contact, with a precipiceproperties.com email address. The Licensing Board lists Precipice Properties Group, LLC in Raleigh, license L.85521 (active, unlimited, building, first issued April 7, 2021), at the same phone number New Level uses: (919) 201-8817. Precipice Properties Group also appears as a builder on the 2026 Triangle Parade site. That suggests Precipice is the licensed builder behind the New Level brand. New Level does not say so on its website, so before you sign, ask:
- Which legal entity signs the contract?
- What is that entity’s NC general contractor license number?
- Who is the qualifying individual on the license?
Then confirm those answers on the Licensing Board’s public search.
The design approach
New Level describes its architecture as “confident, not trendy.” Its stated standards:
- Architectural depth: layered rooflines, recessed wall planes, and shadow lines in place of flat production fronts
- A front entry that stands out: covered alcoves, arches, brick accents, distinctive lighting
- Volume: 10-foot first-floor ceilings and efficient layouts
- Light: generous window counts arranged with the elevation in mind
- Materials: brick, stone, natural cedar, and fiber-cement siding
Where Does New Level Build?
New Level builds in two sections at opposite ends of Olde Liberty. The company says the community is “north of Raleigh and just eight minutes from Wake Forest.”
| Section | Streets | What’s listed now |
|---|---|---|
| Sutherland Station | Venture Court, Turnberry Court, Cowpens Court, Sutherland Drive | All 7 available homes, plus most homesites |
| Province Grande | Olde Liberty Drive, Vast View Way | Homesites; more homes to be released |
The homesites page listed 33 homesites at the time of this review. Lots range from 0.26 to 1.07 acres and back onto either the golf course or nature. Some lots require a basement, some offer one as an option, and some can’t have one. Each homesite card shows “From $535,000.” Ask whether that figure covers both the lot and a base plan.
Olde Liberty is in Franklin County, not Wake County. That affects schools, property tax rate, and permitting. Check all three for the specific lot. The mailing address can say Youngsville or Franklinton depending on which end of the community you’re in, and New Level’s own listings use both.
What Does New Level Build?
New Level builds semi-custom homes from five plans. Each plan can be extended with a fifth bedroom, a third full bath, a finished bonus room, a covered rear porch, and a third garage bay.
| Plan | Heated sq ft | Bedrooms | Baths | Primary suite |
|---|---|---|---|---|
| The Ascent | 2,980–3,474 | 4 / 5 | 2.5 / 3.5 | First floor |
| The Beacon | 2,980–3,522 | 4 / 5 | 2.5 / 3.5 | First floor |
| The Crest | 2,980–3,559 | 4 / 5 | 2.5 / 3.5 | First floor |
| The Highland | 2,822–2,961 | 4 / 5 | 2.5 / 3.5 | Second floor |
| The Horizon | 2,817–2,968 | 4 / 5 | 2.5 / 3.5 | Second floor |
The Ascent has a curved roof slope that New Level calls European-inspired. The Beacon is built on the Ascent and adds a metal roof accent. The Highland and Horizon both have a scullery behind the kitchen and two walk-in closets in the primary suite. Optional upgrades on most plans include a fireplace, a freestanding tub, French doors on the study, a gourmet kitchen, and the 10-foot first-floor ceiling.
New Level says it “begin[s] new home construction each month.” Buyers can pick a home that is already started or choose a homesite and a plan.
The 2026 Parade winners
New Level won two awards in the 2026 Franklin County Parade of Homes:
- Gold Award: The Ascent at 95 Venture Court. Red brick, black window frames, 10-foot first-floor and 9-foot second-floor ceilings, finished bonus room, gourmet kitchen, fireplace, covered rear porch, and a third-car garage on a 0.32-acre golf-course lot. Listed at $634,900, 4 bedrooms, and 2.5 baths, move-in ready. The builder’s website lists 3,474 square feet; the Franklin County Parade guide lists 3,340. Ask which number is heated square footage, measured to ANSI standards.
- Bronze Award: The Highland at 65 Turnberry Court. Natural cedar siding with painted brick, a gourmet kitchen with scullery, fireplace, covered rear porch, and three-car garage on a 0.36-acre golf-course corner lot. Listed at $594,900 for 2,822 square feet, 4 bedrooms, and 2.5 baths, move-in ready.

| 95 Venture Court | Ascent | $634,900 | 3,474 | Move-in now |
| 115 Venture Court | Beacon | From $619,900 | 3,522 | Choose finishes, March 2027 |

| 130 Venture Court | Crest | From $564,000 | From 2,980 | Choose options, May 2027 |
That works out to roughly $176 to $211 per heated square foot (list price divided by listed square footage).
What Should You Verify Before Signing With New Level Homes?
Before signing with New Level, verify the license, the warranty, the lot conditions, and exactly what the price includes. The website explains the design approach well but leaves several business terms out.
Warranty
New Level’s website does not describe a warranty. Ask for the written warranty: first-year workmanship coverage, systems coverage, and whether a third-party structural warranty is included. Compare it with other builders’ warranties using our home-builder warranty guide.
Lot, foundation, and golf-course exposure
- If the lot requires a basement, what does the soil report show, and is the basement in the base price?
- On a golf-course lot, who pays for errant-ball damage, and do the covenants restrict fences or screening?
- Is the lot on public water and sewer? Confirm with the utility provider for that address.
Price inclusions
- On “From” pricing, which options are already included and which add cost?
- On a home where you still choose finishes, what are the allowances, and what markup applies to upgrades?
- Do Olde Liberty club dues or HOA fees apply, and how much are they?
Our guides on finding a Triangle builder and the builder’s agent versus your interests walk through the rest of the checklist.
Who Is a Strong Fit for New Level Homes?
New Level fits a buyer who wants more house and more lot than Wake Forest offers at the same price, and is fine with a Franklin County address.
The strongest candidates:
- work in north Raleigh, Wake Forest, or along US-1 and can live with the commute;
- want a golf-course or wooded rear view instead of a neighbor’s back fence;
- like one of the five plans and don’t need a fully custom design;
- will check the school assignment and tax rate before choosing a lot.
Final Thoughts About New Level Homes From Tim Clarke
New Level is building houses that stand out on the street, with brick, cedar, and real depth in the elevations, at prices that undercut most new construction around Wake Forest. Two 2026 Parade awards back up the design claims.
The open questions are business questions: which entity holds the license, what the warranty covers, and what “From $535,000” includes. None of those should stop a buyer. All of them need answers in writing before a deposit goes down.
