Some buyers want to pick every tile. Others want to walk into a finished house in a few weeks and never see a selection sheet.
Pine State Construction Group builds for both. The company was founded in southern Wake County and builds move-in-ready homes alongside fully custom ones. Its current listings show what that looks like: a four-bedroom Everett plan in fuquay-varina at $685,000, and a 3,648-square-foot Mattie plan near pittsboro at $925,000. It also works at the coast and at Lake Gaston.
Pine State’s website is a home-search app, heavy on listings and light on company detail. This guide covers what it shows, what it leaves out, and what to ask before you sign.
Who Is Pine State Construction Group?
Pine State Construction Group is a North Carolina home builder owned and managed by Preston Perry and Jim Brewer. Its About page says the company has operated since 2017 and was founded in southern Wake County. It is listed as a builder member in the 2025 Home Builders Association of Raleigh-Wake County directory, at an address in Willow Spring.
The documented history
Pine State describes its approach in one line: “treat people well, build homes we’re proud to stand behind.” Its About page adds that a home should look good, work well, and last, and that every project starts with considered design and skilled workmanship done “the right way.”
The site does not publish the owners’ backgrounds, a license number, awards, or a count of completed homes.
The phone on the company’s website is (919) 285-1043. The 2025 HBA directory lists a different number. Use the website’s.
Which Pine State?
The company goes by several names. Its footer says Pine State Construction Group, its About page says Pine State Group, and its logo reads Pine State Signature Homes.
There is also a separate company in the same 2025 HBA directory called Pine State Construction LLC, with a different Raleigh address and different principals. If you are working with Preston Perry and Jim Brewer, the contract should name their company, Pine State Construction Group, and not Pine State Construction LLC.
Where Does Pine State Build?
Pine State lists three markets: the Triangle, the coast, and Lake Gaston. The coast and Lake Gaston sit well outside the Triangle. This page focuses on the Triangle work.
Its current Triangle listings sit on scattered lots rather than in a planned community:
- 330 Powhatan Dr., Fuquay-Varina: an Everett plan;
- 324 Powhatan Dr., Fuquay-Varina: a 0.23-acre lot;
- 2317 Alex Cockman Rd., Pittsboro: a Mattie plan.
The site’s communities page showed no active communities when we checked.
What Does Pine State Build?
Pine State builds single-family homes, sold either finished or built custom. Its plan library lists eight plans: Blanchard, Daisy, Emerald, Everett, Mattie, Parker, Payton, and William. The site also offers a “Build on your lot” option.

The two current homes
| Home | Location | Size | Layout | Price |
|---|---|---|---|---|
| Everett | 330 Powhatan Dr., Fuquay-Varina | 2,713 sq ft | 4 bed, 4 bath | $685,000 |
| Mattie | 2317 Alex Cockman Rd., Pittsboro | 3,648 sq ft | 4 bed, 4 bath, 2-car garage | $925,000 |
Both plans are marked on the plans page as having a quick move-in home available. The listings do not state construction status, so ask whether each is complete, under way, or not yet started.
The Mattie works out to about $254 per square foot. The Everett is about $252. Those are useful numbers to hold against resale and other new construction nearby.
How Does Building With Pine State Work?
Pine State does not publish a step-by-step process. Its site offers three ways in:
- Buy a quick move-in home from its current listings.
- Choose a plan from its library and build it on one of its lots.
- Build on your lot, a menu option on the site with no published details.
For anything custom, ask for the scope, the specifications, the schedule, and the draw schedule in writing.
What Should You Verify Before Signing With Pine State?
Before signing with Pine State, verify the entity, the home’s status, the lot, and the warranty. Our guides to finding a Triangle builder and why the builder’s agent works for the builder explain how to keep someone on your side.
Confirm the license and the right entity
With a similarly named company in the same directory, this matters more than usual. Match Pine State Construction Group and the license number on the contract to the North Carolina Licensing Board for General Contractors.
Ask for completed homes
The website does not show a portfolio of completed homes with addresses. Ask for three recent homes and their owners’ numbers.
Read the specifications
Listings give size, beds, baths, and price. Ask for the full specification sheet, the energy features, and what the price includes for appliances, landscaping, and window treatments.
Check the lot
For the Pittsboro home, ask whether it is on well and septic, and ask for the survey, the flood map, and any restrictions. For the Fuquay-Varina homes, ask about city utilities and any HOA.
Get the warranty in writing
Pine State does not publish warranty terms. Ask for the written warranty and compare it with our home-builder warranty guide.
How Does Pine State Compare With Other Building Options?
Pine State is a small builder working both sides of the market: finished homes and custom builds.
| Option | Price level | Lot | Builder access | Best fit |
|---|---|---|---|---|
| Pine State quick move-in | $685K to $925K (current listings) | Scattered lots | Direct to owners | Buyers who want new and soon |
| Pine State custom | Ask for a quote | Your lot or theirs | Direct | Buyers who like a plan and want changes |
| Production builder | Varies | Subdivision lot | Sales office | Buyers who want amenities and a standardized process |
| Resale | Market | Existing | None | Buyers who accept an older house for location |
Who Is a Strong Fit for Pine State?
Pine State fits a buyer who wants a new home in southern Wake or near Pittsboro, on a regular lot, without starting from a blank page.
The strongest candidates usually:
- want a finished or nearly finished home;
- like one of the eight plans and want modest changes;
- work south of Raleigh or toward Chatham County;
- will ask for references and specifications before signing.
It is a weaker fit for buyers who want amenity-rich neighborhoods or a builder with a long public portfolio.
Final Thoughts About Pine State Construction Group From Tim Clarke
Pine State is building new four-bedroom homes in Fuquay-Varina and near Pittsboro at about $250 a square foot, with owners you can reach directly. That is a real option for buyers who want new construction without designing a house from scratch.
The website leaves out most of what you would want to know about the company itself. Ask for completed homes, the specification sheet, and the warranty. And make sure the name on the contract is the company you think you hired.
I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know how to read a spec sheet and price a scattered lot. The builder’s salesperson represents the builder. We represent you.
