Ready to find the right home in the Triangle? Let’s talk strategy before you tour a single property.
Schedule My Home ConsultationBetween October 2024 and October 2026, 958 detached homes sold for $1 million or more inside Raleigh city limits. The median one sold for $1.45 million and had 3,944 heated square feet. Add the unincorporated North Raleigh and Lake Wheeler neighborhoods with a Raleigh address and the count climbs to 1,407.
Those numbers come from Wake County's recorded deeds, not from listing data. That matters. A listing tells you what a seller hoped for. A deed tells you what a buyer paid.
This guide shows you where those sales happened, neighborhood by neighborhood, so you can see where Raleigh's luxury homes actually are before you start touring. When you're ready to look at what's for sale right now, search luxury homes for sale in Raleigh.
What Counts as a Luxury Home in Raleigh?
A luxury home in Raleigh starts at $1 million, and more than half of them sell in the first half-million above that line. Here is how the 958 city-limits sales broke down by price.
| Price band | $1M+ sales, Raleigh city limits | Share |
|---|---|---|
| $1.0M to $1.5M | 511 | 53% |
| $1.5M to $2.0M | 250 | 26% |
| $2.0M to $3.0M | 135 | 14% |
| $3.0M and up | 62 | 6% |
| Total | 958 | 100% |
Two things stand out. First, $1.5 million is the real middle of this market, not the top of it. Second, Raleigh closed 62 sales over $3 million in two years. In 2016, only 17 homes in the entire Triangle sold for $1.8 million or more. Our Raleigh luxury real estate market report explains how custom builders created it.

Read the square footage column next to the price column. $1.3 million buys 2,949 square feet in Cameron Park and 5,496 in Wakefield Plantation. Same money, nearly double the house. That trade, location against space, is the first decision every Raleigh luxury buyer makes.
Inside the Beltline: you pay for the address
North Hills, Budleigh, Drewry Hills, Hayes Barton, Country Club Hills, Bellevue Terrace, Fairfax Hills, Whitaker Park, Sunset Hills and Cameron Park are all inside or hugging the Beltline. Medians run from $1.27 million to $2.07 million, and the houses are smaller: most of these neighborhoods sit between 3,000 and 4,700 square feet.
Much of what sells here is new. In North Hills, 72% of the $1M+ homes sold were built in 2015 or later. Fairfax Hills is 100%. These are older streets where the 1950s ranch came down and a new house went up on the same lot.
North Raleigh: more house, newer subdivisions
North Ridge is Raleigh's busiest luxury neighborhood by a wide margin, with 53 sales over $1 million and a top sale of $7 million. Around it, Bedford at Falls River, Wakefield Plantation, Swan's Mill, the Reserve at Falls Lake and Avalaire give you 4,400 to 6,100 square feet. Avalaire has the highest median on this list at $2.89 million, and every one of its $1M+ sales was a home built since 2015.
Northwest Raleigh and Umstead
Brier Creek Country Club, the Hamptons at Umstead, Overlook at Mount Vernon and Stonemoor sit near I-540, RDU airport and Umstead State Park. Overlook at Mount Vernon is all new construction. Stonemoor is the opposite: none of its $1M+ sales were built after 2015, and its median home has 5,865 square feet, the second-largest on the list.
South Raleigh: Lake Wheeler and Yates Mill
The Sanctuary at Lake Wheeler and the Sanctuary at Yates Mill are newer enclaves south of the city, outside city limits with a Raleigh address. Every one of their $1M+ sales was built in 2015 or later, with medians of $1.64 million and $1.51 million.
One in Three Inside-the-Beltline Luxury Sales Has No Neighborhood Name
Inside the Beltline, a large share of Raleigh's luxury homes aren't in a named subdivision at all. They sit on recombined lots, split parcels and old metes-and-bounds tracts where a builder bought one house and replaced it.
| ZIP | All $1M+ sales | Median | Sales with no subdivision name | Share |
|---|---|---|---|---|
| 27605 | 37 | $1.30M | 13 | 35% |
| 27607 | 133 | $1.54M | 58 | 44% |
| 27608 | 204 | $1.59M | 80 | 39% |
| 27609 | 189 | $1.86M | 47 | 25% |
That is 198 luxury sales in four ZIP codes that no neighborhood search would find. If you only shop by neighborhood name, you miss more than a third of the market in 27607 and 27608. It's also where most of Raleigh's new luxury homes come from. Our guide to infill building in the Triangle explains how those lots get bought and built.

Schedule My Home ConsultationLuxury Homes Beyond Raleigh: Cary, Wake Forest, Apex and Holly Springs
Raleigh holds about half of Wake County's luxury sales. The rest are spread across the towns, and the price per square foot changes as you go.
| Area | $1M+ detached sales | Median price | Busiest luxury neighborhood |
|---|---|---|---|
| Raleigh (city plus Raleigh-address areas) | 1,407 | $1.45M | North Ridge (53) |
| Cary | 612 | $1.24M | Millstone (54) |
| Apex | 233 | $1.25M | Ellsworth (21) |
| Wake Forest (town plus Wake Forest-address areas) | 225 | $1.37M | Hasentree (32) |
| Holly Springs | 103 | $1.12M | Twelve Oaks (37) |
- Cary is the second-largest luxury market in the county. Millstone, Cary Park, Lochmere, MacGregor Downs and Copperleaf lead it, and Copperleaf's median of $1.79 million buys 5,156 square feet.
- Wake Forest luxury sits mostly just outside town limits. Hasentree, Wexford Reserve, Prescott Manor and Grand Highland Estates all have Wake Forest addresses but pay county taxes. Grand Highland Estates has a median of $2.12 million.
- Apex is almost entirely new construction at this price. Ellsworth's median is $1.90 million for 5,424 square feet.
- Holly Springs is the entry point: a $1.12 million median and Twelve Oaks, with 37 sales.
New Construction or Resale?
Whether a neighborhood's luxury sales are new or resale tells you what kind of buying you'll be doing there. Some of the busiest names on these lists are almost entirely builder closings. In Overlook at Mount Vernon, the Sanctuary at Lake Wheeler, Avalaire, Wexford Reserve, Millstone and Ellsworth, every $1M+ sale was a home built since 2015. In Stonemoor, Bedford at Falls River, Brier Creek Country Club, Lochmere and MacGregor West, none were.
That split changes how you buy. In a resale neighborhood you're competing for whatever comes up. In a new-construction neighborhood you're picking a builder, a lot and a plan, then waiting for the build. Raleigh's resale shelf at this price is thin, which is why so many buyers end up building. Our guide to vetting a custom builder covers that path.
One more thing to know if you're watching listings: our local MLS shows every new-construction listing at zero days on market, however long it has actually been for sale. Ask the builder when a house was really first offered.
How to Shop for a Luxury Home in Raleigh
Here is the order we take our own buyers through:
- Pick the trade first. Decide whether the address or the square footage matters more. The table above shows $1.3 million buying anywhere from 2,949 to 5,496 square feet.
- Shortlist three or four neighborhoods from the lists above, and read their community pages for schools, commutes and HOA rules.
- Decide build, buy new or buy resale. In half of these neighborhoods the decision is made for you.
- Watch the unnamed lots inside the Beltline. If you want 27607 or 27608, you need someone watching individual streets, not neighborhood alerts.
- Search what's for sale now. Browse luxury homes for sale in Raleigh, then tour with someone who knows which houses are priced from real sales and which are priced from hope.
