Ashworth Estates is an established neighborhood in northwest Raleigh, built in 2004 and 2005 on Clarks Branch Drive, Cushing Street and Dunnington Circle. Twenty years on, it is a finished place — which is increasingly rare in a market dominated by communities still under construction.

Twenty-Year-Old Trees

The most valuable thing a 2004 neighborhood has is time. Landscaping is mature, the tree canopy is real rather than a promise on a rendering, and the lots read as settled. A new community will take another fifteen years to look like this, and there is no way to buy your way past that.

Homes here run roughly 2,973 to 4,300 square feet — mid-2000s construction, which means the systems are at the age where an inspection genuinely matters.

What to Check at This Age
