Chestnut Creek at a Glance

Chestnut Creek is fourteen homesites on fifty acres — one of the smallest luxury enclaves in the Chapel Hill orbit, tucked off Jones Ferry Road where north Chatham County starts rolling. Every home here is a custom build by The Tuscan Group, the Pittsboro firm run by licensed engineer Kirk Metty. I'm Tim Clarke — Certified Residential Pricing Specialist, 18 years selling Raleigh-Durham real estate — and this is the community I bring up when a buyer says "acreage, architecture, and Chapel Hill" in the same sentence.

What the Numbers Say

  • Homes from $1.15M, with the recent median at $1.5M — and averaging just 11 days on market
  • Lots run 1.5 to 9 acres, several creekside, under old-growth hardwoods
  • Modern rustic and Scandinavian-leaning customs, 3,900–4,350 square feet, main-level primary suites, three-car garages

Eleven days on market at $1.5M tells you the demand story better than I can: this product — acreage customs minutes from Chapel Hill — barely exists elsewhere.

Life at Chestnut Creek

The Land Does the Work

No pool, no clubhouse — a $600-a-year HOA that maintains the roads and stormwater and otherwise leaves the fifty acres alone. Creeks thread the property, wildlife commutes through it, and AT&T fiber reaches every homesite — a combination of rural quiet and full bandwidth that's genuinely hard to find on acreage.

Water Out the Back Door

University Lake's 213 boatable acres sit just up Jones Ferry Road — canoe and jon-boat rentals, stocked bass and crappie — with Cane Creek Reservoir a little further west. Jones Ferry Road itself dates to an 1800s Haw River ferry crossing; the area wears its history lightly.

Errands and Evenings

Carrboro handles daily life: Willow Creek and Carrboro Plaza for groceries, and Weaver Street Market's co-op lawn — the area's true town square — about fifteen minutes out. Franklin Street's restaurant row is roughly ten minutes on a good evening.

Schools

The County-Line Fact Most Sites Get Wrong

Chestnut Creek carries a Chapel Hill 27516 address but sits in Chatham County — so homes feed Chatham County Schools: Perry Harrison Elementary, Margaret Pollard Middle, and Northwood High. Several listing portals template this wrong and show Chapel Hill-Carrboro city schools. They're incorrect, and it's a six-figure misunderstanding if it drives your offer. My team and I verify the assignment — and the Chatham-vs-Orange tax difference — on every address here.

The Commute Math

From Chestnut Creek: about 34 minutes to Research Triangle Park, 36 to downtown Durham, 40 to RDU Airport. This is the trade the community makes explicitly — you're buying distance, and the buyers here consider it the amenity.

Buying or Selling at Chestnut Creek

Fourteen custom homes means valuation runs on build cost, acreage, and creek frontage — not comps, because there mostly aren't any. That's Certified Residential Pricing Specialist work, and it's what my team and I do. Watching this market? Read my Chapel Hill guide or set a watch on Chestnut Creek — at fourteen sites, every listing is an event.
