Morgan Ridge is a Chapel Hill community that has been building since 2007 and is still delivering homes today. That long run is what makes it worth a look: you can buy new construction or an established home on the same street, and very few Chapel Hill neighborhoods offer both.
Two Markets in One Neighborhood
A community spanning nearly twenty years of construction contains two different purchases. The older homes come with mature landscaping, finished streets and a known HOA; the newer ones come with current systems, current layouts and a builder warranty. Both are on the same street with the same schools.
The buying question is which set of trade-offs you want, and it is a genuine choice rather than a matter of budget — the price bands overlap more than buyers expect.
The Homes
Homes currently listed run roughly 3,155 to 4,210 square feet, built between 2007 and 2026, on Black Bear Court, Hansen Creek Road and Ivy Ridge Road. Builders in the community include HHHunt Homes alongside J. Fuller Homes.
Chapel Hill Is Its Own Market
Chapel Hill does not track the rest of the Triangle. The schools, the university and a restrictive development posture keep supply tight in a way Raleigh and Cary have never experienced, which is why price behaves differently here through a cycle. Buyers moving from Wake County are often surprised by what a dollar buys and by how quickly the right house goes.
