Olde Raleigh in Raleigh, North Carolina

Olde Raleigh is an established neighborhood in northwest Raleigh, built between 1988 and 1997 on streets named George V Strong Wynd, John H Rencher Wynd and Sir Colleton Court. A "wynd" is an old Scottish word for a narrow lane, and the naming tells you what the developer was after.

A Wide Range Under One Name

Homes here run from roughly 2,661 to 5,254 square feet — nearly double from the smallest to the largest, which is unusual inside a single neighborhood. That range means Olde Raleigh serves several different buyers, and it means your comparable sale needs to be a similarly sized home rather than simply the closest one. Appraisals in neighborhoods like this are won or lost on comp selection.

Thirty Years of Settling

A neighborhood approaching its fourth decade has stopped changing. The canopy is mature, the HOA has a long maintenance record rather than a projection, and resale patterns are visible instead of promised. What it also has is age: original systems in these homes are well past design life, roofs have been done once and may be due again, and that is where an inspection turns into leverage.

Northwest Raleigh

27612 sits between the beltline and the Umstead side of the county — close to Crabtree, RTP-bound commutes and the airport corridor without being inside any of them. It is one of the more practical addresses in the city for people who work west.

Buying in Olde Raleigh With the Tim M. Clarke Team

At this age the inspection report is the negotiation. We know what a late-1980s Raleigh build typically needs at thirty-five years, and we price it into the offer rather than discovering it in due diligence.
