Youngsville is a town of 2,461 people six minutes north of downtown Wake Forest, just over the Franklin County line. But the town is the small part of the story. About 22,000 people have a Youngsville 27596 mailing address, and most of them live outside town limits, in neighborhoods that range from $370,000 production homes to $1 million-plus custom builds.
That gap between the town and the address is the first thing to understand about buying here. It decides your taxes, your schools and what you get for your money.
Why Buyers Look at Youngsville
Buyers come to Youngsville for Wake Forest access at a Franklin County price. The 2025 median sale in the Franklin County part of ZIP 27596 was $440,000, from county sale records.
- Lower property taxes outside town limits. Franklin County plus the Youngsville fire district comes to $0.6203 per $100 of assessed value in 2026, against $1.1603 inside town limits.
- Room to build. Custom neighborhoods like Sorrell Oaks and Hidden Lake sit on larger lots outside town limits, built by the same custom builders working in North Raleigh and Wake Forest.
- A real small-town center. Main Street has the Community House, the Youngsville Museum, Trick or Treat on Main Street every October and the Ole Time Christmas Parade every December, which the town calls the longest-running Christmas parade in North Carolina.
Youngsville Property Taxes: Inside vs. Outside Town Limits
Your tax bill in Youngsville depends on one line on the county map: whether the house is inside town limits. Everyone pays Franklin County and the Youngsville fire district. Only homes inside town limits pay the town’s $0.54 rate on top.
| Tax, per $100 of assessed value | Inside town limits | Outside town limits |
|---|---|---|
| Franklin County | $0.5050 | $0.5050 |
| Youngsville fire district | $0.1153 | $0.1153 |
| Town of Youngsville | $0.54 | none |
| Total, 2026 | $1.1603 | $0.6203 |
On a $1.2 million home, that’s about $7,444 a year outside town limits and about $13,924 inside, before the county’s $110 solid waste fee. Most of the custom neighborhoods, including Sorrell Oaks and Hidden Lake, are outside town limits.
Youngsville Neighborhoods by Price
Youngsville’s neighborhoods split into production communities from national and regional builders and a smaller group of custom neighborhoods. These are 2025 medians from Franklin County sale records.
| Neighborhood | 2025 median sale | Sales in 2025 | Builder or type |
|---|---|---|---|
| Sorrell Oaks | $1,125,000 | 17 | Custom, about 10 builders |
| Hidden Lake | $1,104,000 | 5 | Custom, gated, 75-acre private lake |
| Maison Ridge | $608,500 | 35 | New construction |
| Enclave at Hidden Lake | $538,500 | 33 | Eastwood Homes, 55+ |

Sorrell Oaks and Hidden Lake are where the Triangle’s custom builders work in Youngsville. Builders like Grande Manor Homes, Oak & Stone Custom Homes, Braswell Custom Homes, Ken Harvey Homes and Wilks Builders build in one or both. Our guide to vetting a custom builder covers how to choose between them.
Youngsville Schools
Youngsville is served by Franklin County Schools, not Wake County. Inside town limits, the assigned schools are:
- Elementary: Youngsville Elementary or Long Mill Elementary (the town is split between the two)
- Middle: Cedar Creek Middle
- High: Franklinton High
Neighborhoods outside town limits can be zoned differently. Hidden Lake addresses, for example, can fall in the Franklinton Elementary zone. Confirm by address with Franklin County Schools at (919) 496-2600.
Charter options nearby: Youngsville Academy is a tuition-free K–12 public charter on Hicks Road, with admission by lottery. Franklin Academy and Wake Forest Charter Academy are a short drive south in Wake Forest.
A small part of ZIP 27596, about 3 square miles, is in Wake County. Addresses there are served by Wake County Public Schools, so check the county on the tax record before you assume.
Commuting From Youngsville
Youngsville sits on US-1, the same corridor as Wake Forest and North Raleigh. Drive times from Main Street with no traffic:
| Destination | Miles | Minutes, no traffic |
|---|---|---|
| Downtown Wake Forest | 3.9 | 6 |
| Falls Lake (Falls of Neuse area) | 9.2 | 16 |
| North Hills | 19.4 | 32 |
| Downtown Raleigh | 22.0 | 36 |
| RDU Airport | 26.1 | 39 |
| Research Triangle Park | 29.5 | 42 |
Rush hour adds to all of these, especially on Capital Boulevard south of Wake Forest. NCDOT plans to rebuild US-1 from I-540 to Purnell and Harris Roads in Wake Forest as a six-lane highway with interchanges and no tolls. Construction is scheduled to start in 2031. That project stops in Wake Forest; it doesn’t reach Youngsville itself.
How Youngsville Is Growing
Youngsville’s population is up 18% since 2020, and Franklin County is up 19.5%. The town has also grown through annexation, from 1.8 square miles of land in 2020 to about 3.2 square miles on the county’s current map.
- Youngsville Business Park: St. John Properties announced about 120,000 square feet of flex and R&D space on Park Avenue near NC-96 in February 2026, with 350+ jobs at full build-out.
- Sewer capacity: the Franklin County wastewater plant on US-1 in Youngsville is permitted for 3.0 million gallons a day, with 1.7 million available as of the county’s May 2024 update. That spare capacity is what lets new neighborhoods keep coming.
Who Youngsville Is For
Youngsville fits two kinds of buyers. The first wants a new home under $450,000 within 10 minutes of Wake Forest. The second wants to build a custom home on a bigger lot and pay Franklin County taxes instead of Wake Forest’s. If you need a short drive to RTP or Durham every day, Youngsville is the wrong end of the Triangle.
