BUILDER PROFILE

70x7 Homes

70x7 Homes is a custom builder in the Raleigh-Durham Triangle, working in Raleigh and Wake Forest. It is listed in our custom and semi-custom builder directory rather than the production data set, so it holds no standing community inventory here and each build is priced from its own plan, lot and specification. The builder writes and presents that contract through its own representative; we represent the buyer instead.

Every sales consultant in a 70x7 Homes model home works for 70x7 Homes: the builder's contract, the builder's lender, the builder's incentives. Tim M. Clarke represents the buyer on the other side of that table. He compares 70x7 Homes communities, reads the contract and warranty before you sign, and attends the walkthroughs. That is the pre-sale home 70x7 Homes is offering right now on Matherly Drive, at $1,750,000. The family-owned builder has sold homes in wakefield and hasentree, three infill homes on Crabtree Boulevard in Raleigh, and an acre-plus estate on Drommore Lane. Its published sale prices run from $1,104,500 to $1,700,000.

70x7 is small and run by one family. That is the appeal and the thing to check. This guide covers what the public record shows and what to confirm before you sign.

Who Is 70x7 Homes?

70x7 Homes says it was founded in 2010 as a family-owned and operated company. The name comes from Matthew 18:21-22, the passage about forgiving “seventy times seven,” and the company describes its foundation as faith, integrity, and excellence.

The people the company names

The About page names the whole leadership team:

  • Rob Wetzel, owner and general contractor. The company says he holds an unlimited North Carolina general contractor license and has overseen more than 150 residential and commercial builds, with a background in both ministry and construction.
  • Ryan Wetzel, construction project manager, working in the field with subcontractors.
  • Rachel Wetzel David, Realtor and client relations lead.
  • Jessica Johnson Wetzel, Realtor and marketing director.
  • Jordan David, strategic development.

70x7 Homes is listed as a builder member in the 2025 Home Builders Association of Raleigh-Wake County directory, which gives a Youngsville address. The company phone on its website is (919) 671-7495.

Two things on the site besides new homes

The contact form also takes quotes for additions and remodels, and the company runs an exterior cleaning service: window cleaning, pressure washing, and gutter cleaning. Neither changes how a new-home contract works, but it tells you the company has more than one line of business.

Where Does 70x7 Homes Build?

Every home on the site is in northern Wake County:

  • raleigh: 1313, 1317 and 1321 Crabtree Boulevard; 2601 Drommore Lane; 2812 Charleston Oaks Drive in Wakefield.
  • wake-forest: 7244 Hasentree Way in Hasentree; 7636 and 7640 Matherly Drive.

The Matherly Drive homesites are outside city limits, which is why the listing can promise no city taxes. That also usually means a private well and septic. Ask.

What Does 70x7 Homes Build?

70x7 builds large luxury homes, mostly four and five bedrooms, plus a set of smaller three-bedroom infill homes inside Raleigh.

These figures come from the site’s “Sold” page. A second project page on the same site shows different numbers for some of the same homes, including $1,200,000 and 4,747 square feet for Hasentree Way. Treat the sold page as the company’s claim and check the county record for the real one.

The Matherly Drive homes

7640 Matherly Drive is a pre-sale homesite at $1,750,000: 1.1 acres, 4 bedrooms, 7 baths, about 5,136 square feet. The featured McMillan design lists a main-level primary suite, a home office, a kitchen with scullery, an exercise room, a recreation room, a loft, and a four-car garage. The site says plans, features, pricing, and availability can change.

7636 Matherly Drive next door is listed as pending at $1,875,000: 5 bedrooms, 7 baths, 5,527 square feet on 1.8 acres.

How Does Building With 70x7 Homes Work?

70x7 does not publish a step-by-step process. The site shows three ways in:

  1. Buy a finished home when one is listed for sale.
  2. Buy a pre-sale home like 7640 Matherly and make selections while it is built.
  3. Bring your own plan to a 70x7 homesite, when the company offers it and approves the plan.

Ask for the pre-sale contract, the allowance schedule, and the build timeline in writing before you commit.

What Should You Verify Before Signing With 70x7 Homes?

Verify the license, the numbers, the lot, and the warranty. Our guides to choosing a Triangle builder and why the builder’s agent works for the builder walk through the basics.

Know who represents whom

Two of the five family members named on the About page are Realtors. On a 70x7 home, the builder’s own salespeople represent the builder. We represent you.

Confirm the license and the entity

The company says Rob Wetzel holds an unlimited general contractor license. Match the license number and the contracting entity on your contract to the North Carolina Licensing Board for General Contractors. Ask for three recent buyers to call.

Check the sold numbers against the county

The site lists two different price and size sets for some sold homes. Pull the Wake County deed and tax records for the homes you are using as comparables before you agree on a price.

Price the acreage

No HOA and no city taxes also means no city water and sewer in most cases. Ask for the septic permit, the well plan, the survey, and the flood map on any Matherly Drive lot.

Get the warranty in writing

The website does not describe a warranty. Ask for the written terms, including who handles service calls, and compare them with our home-builder warranty guide.

How Does 70x7 Homes Compare With Other Options?

70x7 sells finished and pre-sale luxury homes directly, from a family team that also handles marketing and sales in-house.

Option Price level Lot Design control Best fit
70x7 pre-sale $1.75M to $1.875M (2026) 1.1 to 1.8 acres Selections, possible own plan Buyers who want land near Wake Forest
70x7 finished home $1.1M to $1.7M sold history Infill to acre lots None Buyers who want to move in sooner
Full custom builder on your lot Varies Your lot Full Buyers with a lot and a plan
Resale in Wakefield or Hasentree Varies Varies None Buyers who want amenities now

Who Is a Strong Fit for 70x7 Homes?

70x7 fits a buyer who wants a big new house, real land, and a builder they can reach by phone.

The strongest candidates usually:

  • want an acre or more in the Wake Forest area without an HOA;
  • want a main-level primary suite and room for a home office and gym;
  • are comfortable buying pre-sale and making selections on a schedule;
  • will check the county record and read the warranty before signing.

It is a weaker fit for buyers who need city utilities, neighborhood amenities, or a builder with a published warranty and process.

Final Thoughts About 70x7 Homes From Tim Clarke

70x7 Homes has a real track record in north Raleigh and Wake Forest, with homes in Wakefield and Hasentree and an acre-lot pre-sale on Matherly Drive. A family builder with an unlimited license and a named team is a reasonable place to start.

I would still check the details. The site’s numbers do not always agree with each other, the warranty is not published, and acre lots outside town carry well and septic costs you need to price before you fall for the scullery.

I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know how to read a pre-sale contract, an allowance schedule, and a septic permit. We pull the comps and tell you plainly what the house is worth.
