A new house on an acre for under $500,000 sounds like something that disappeared from the Triangle years ago. Inside Wake County, it mostly did.
Greyland Builders, LLC still builds it, a little farther out. The Louisburg-based father-and-son company entered two homes in the 2026 Franklin County Parade of Homes: The Chloe, a 1,600-square-foot ranch on a one-acre homesite at $365,000, and The Remington, a 2,133-square-foot ranch with an upstairs bonus suite on nearly an acre at $450,000. Neither sits in a subdivision. Both were built in Duke Energy’s HERO program.
The tradeoff is distance and scale. Greyland works east and north of Raleigh, and it is a small builder. This guide covers what the record shows and what to confirm before you sign.
Who Is Greyland Builders?
Greyland Builders, LLC is a family-owned builder owned and operated by Robert Lee and his father, JR Lee. The company’s About page says the two have worked together in construction for more than 15 years and bring more than 40 years of combined experience. JR describes 25-plus years in the business.
The documented history
The company is named for Robert’s son, Greyson. The Franklin County Home Builders Association lists Greyland Builders, LLC as a builder member at 425 Duke Memorial Road in Louisburg. The company phone is (919) 723-1822.
Greyland’s website does not publish a founding year, a license number, or a count of completed homes. Robert describes himself on the About page as a licensed contractor. Confirm the license and the contracting entity with the North Carolina Licensing Board for General Contractors before you sign.
One naming note: you may see the company called “Greyland Homes.” The legal name in the HBA directory and on the company’s own logo is Greyland Builders, LLC. Make sure that is the name on your contract.
Where Greyland builds
Greyland’s 2026 Parade homes and current for-sale listings sit on individual rural lots rather than in planned neighborhoods:
- 5860 Boulden Road, listed by the Parade guide with a Nashville mailing address and by the builder’s site as Castalia;
- 8625 Savage Road, Spring Hope;
- 10594 Stallings Road, listed as in progress on the builder’s site.
Its documented work today is in the Franklin and Nash County corridor east of wake-forest and zebulon.
What Does Greyland Builders Build?
Greyland builds single-family homes, mostly ranch plans between about 1,400 and 2,700 square feet, plus decks, porches, renovations, and additions. Its listings note that custom builds are available on its plans.
| Buyer question | What the public record shows |
|---|---|
| Services | New construction, decks and porches, renovations, additions |
| Current pricing | $365,000 and $450,000 on the two 2026 Parade homes |
| Plan sizes | Portfolio plans from 1,403 sq ft (The Coleman) to 2,700 sq ft (The Camden) |
| Lot type | Individual rural homesites, about one acre on the 2026 Parade homes |
| Energy program | Both 2026 Parade homes built in Duke Energy’s HERO program |
| Warranty | Not published on the builder’s website |
The portfolio plans
Greyland’s portfolio lists twelve named plans with heated square footage: The Camden (2,700), The Windsor (2,677), a custom build (2,400), The Cofield (2,400), The Winchester (2,400), The Augusta (2,332), The Jefferson (2,245), The Westfield II (2,017), The Emery (1,802), The Stallings (1,557), The Homestead (1,512), and The Coleman (1,403).
The 2026 Parade homes
The 2026 Franklin County Parade guide gives each home its own page.
| Home | Location | Size | Layout | Price |
|---|---|---|---|---|
| The Chloe | 5860 Boulden Rd., Nashville | 1,600 sq ft | 3 bed, 2 bath split-bedroom ranch on a 1-acre homesite | $365,000 |
| The Remington | 8625 Savage Rd., Spring Hope | 2,133 sq ft | 3 bed, 3 bath split-bedroom ranch with upstairs bonus room and full bath, on nearly an acre | $450,000 |
The Chloe lists luxury vinyl plank flooring in the main living areas and primary suite, quartz countertops, a screened porch, and board-and-batten siding. The Remington lists site-finished hardwood floors, upgraded cabinetry, quartz countertops, and a screened rear porch. Both are listed through outside brokerages, LX Realty and DRT Realty.
How Does Building With Greyland Work?
Greyland does not publish a step-by-step process. Its site and listings show three ways in:
- Buy a finished or in-progress home from its “For Sale” page.
- Build one of its plans as a custom build. Each listing says custom builds are available with that plan.
- Hire it for an addition, deck, porch, or renovation on a home you already own.
Ask Greyland which option fits your situation, and get the scope, price, and schedule in writing.
What Should You Verify Before Signing With Greyland?
Before signing with Greyland Builders, verify the company, the lot, the energy claims, and the warranty. Low prices on acreage are real. So are the costs a rural lot can hide. Our guides to finding a Triangle builder and why the builder’s agent works for the builder explain how to keep someone on your side.
Confirm the license and the entity
Match Greyland Builders, LLC, the Louisburg address, and the license number on the contract to the state licensing board. Ask how many homes the company has completed and for three recent clients to call.
Ask what HERO means for your house
Both Parade homes were built in Duke Energy’s HERO program, which the guide ties to energy efficiency. Ask for the energy rating or HERS report on the specific house so you can compare it with other homes.
Price the rural lot
One-acre homesites outside town limits usually mean a private well and septic. Ask for the septic permit, the well report, the survey, and the flood map. Check the commute you will actually drive.
Get the warranty in writing
Greyland’s site does not describe a warranty. Ask for the written terms before you sign and compare them with our home-builder warranty guide.
How Does Greyland Compare With Other Building Options?
Greyland is a small, owner-run builder selling new homes on rural lots at prices well below what the same house costs inside Wake County.
| Option | Price level | Lot | Builder access | Best fit |
|---|---|---|---|---|
| Greyland spec home | $365K to $450K (2026) | About 1 acre, no subdivision | Direct to owners | Buyers who want land and a new ranch on a budget |
| Greyland custom on its plans | Ask for a quote | Your lot or theirs | Direct to owners | Buyers who like a plan and want changes |
| Production builder | Varies | Subdivision lot | Sales office | Buyers who want amenities and a standardized process |
| Resale on acreage | Varies | Varies | None | Buyers who accept an older house for location |
Who Is a Strong Fit for Greyland Builders?
Greyland fits a buyer who wants a new house, real land, and a payment that works, and who will trade a longer drive for all three.
The strongest candidates usually:
- want a one-acre lot outside a planned subdivision;
- prefer a split-bedroom ranch;
- work in eastern Wake, Franklin, or Nash counties, or work from home;
- are comfortable with well and septic;
- will call references and read the warranty before signing.
It is a weaker fit for buyers who need city water and sewer, a short RTP commute, or neighborhood amenities.
Final Thoughts About Greyland Builders From Tim Clarke
Greyland is doing something that has become rare: new ranch homes on an acre for $365,000 to $450,000. A father-and-son team whose published client review says they now feel like family is a reasonable place to start.
Small builders live and die on the details, so check them. Confirm the license, get the warranty, read the energy report, and price the well and septic before you fall for the porch.
I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know what to look for in a small builder’s contract and on a rural lot. We price the site work, read the allowances, and tell you plainly what the comparable sales say.
