BUILDER PROFILE

Red Door Homes Carolinas

Red Door Homes Carolinas is a custom builder in the Raleigh-Durham Triangle, working in Clayton and Raleigh. It is listed in our custom and semi-custom builder directory rather than the production data set, so it holds no standing community inventory here and each build is priced from its own plan, lot and specification. The builder writes and presents that contract through its own representative; we represent the buyer instead.

Every sales consultant in a Red Door Homes Carolinas model home works for Red Door Homes Carolinas: the builder's contract, the builder's lender, the builder's incentives. Tim M. Clarke represents the buyer on the other side of that table. He compares Red Door Homes Carolinas communities, reads the contract and warranty before you sign, and attends the walkthroughs. You have the land. Maybe it is two acres your family has owned for decades in Johnston County. Maybe you just closed on a lot outside Pittsboro. What you do not have is a builder who will quote a firm price on a modest house without a six-month design process.

Red Door Homes Carolinas is built for that buyer. It does not develop neighborhoods. It builds stick-built homes from a library of customizable plans on land you choose, at a fixed price. Its greater Raleigh model home center is in Clayton, and its Raleigh regional page advertises homes from $92,990.

That number is a base price. This guide explains what it includes, what it leaves out, and what to verify before you sign.

Who Is Red Door Homes?

Red Door Homes Carolinas is a regional on-your-lot builder with four model home centers in North and South Carolina: Clayton (greater Raleigh), Raeford (greater Fayetteville), Winterville (greater Greenville), and Camden, South Carolina.

The documented history

The company’s Who We Are page says it has been building homes on buyers’ land in the Carolinas for nearly 15 years, covers more than 60 counties, and has almost two thousand homeowners. It also calls itself the largest on-your-lot custom builder in North Carolina. That ranking is the company’s own claim.

The same page lists a corporate staff of more than 20 people across finance, purchasing, construction, customer care, and sales. It does not name a founder or owner.

Red Door Homes is listed as a builder member in the 2025 Home Builders Association of Raleigh-Wake County directory. The Raleigh model home center is at 12809 Clayton Blvd, Clayton, phone (919) 899-1662. The company also takes calls and texts at 910-218-8750.

One naming note: the HBA directory lists “Red Door Homes,” and the website uses “Red Door Homes Carolinas.” Ask for the exact legal name of the contracting entity and make sure it matches your contract and warranty enrollment.

Where Does Red Door Homes Build?

Red Door builds wherever you own or buy land inside its service area. The Raleigh regional page lists Alamance, Caswell, Chatham, Durham, Franklin, Granville, Guilford (partial), Halifax, Harnett, Johnston, Lee, Orange, Person, Randolph, Rockingham, Vance, Wake, and Warren counties.

For Triangle buyers, that covers the land around clayton, raleigh, durham, chapel-hill, pittsboro, wake-forest, zebulon, and fuquay-varina. The company also builds across eastern North Carolina and in South Carolina; this guide stays with the Raleigh region.

The Clayton model center sits in a shopping center on Highway 70, in front of Walmart, just off I-40 at Exit 306. A full model home is built inside the retail space.

What the base price leaves out

Red Door’s pricing page breaks every home into four parts: land cost, land improvements, base price, and personal choices. The base price is the finished house on a ready site. Clearing, grading, driveway, power, well or water tap, septic or sewer, and permits are land improvements, and they are priced separately. On a rural lot, they can add a meaningful share to the total.

Personalization

Interior layouts can be adjusted. The site mentions wider doorways for aging in place and in-law suites. Buyers also choose paint, cabinets, counters, flooring, appliances, lighting, and exterior colors, and decide where the house sits on the land and which trees stay.

How Does Building With Red Door Work?

Red Door publishes its process as three stages, Envision, Build, and Enjoy, with these steps:

  1. Learn and get pre-approved. Visit a model center or attend its monthly homebuyer workshop. Get a mortgage pre-approval. Red Door says land and home can be financed together.
  2. Sign a purchase agreement.
  3. Personalize. An appointment at its personalization studio.
  4. Plan review meeting.
  5. Construction experience meeting.
  6. Pre-drywall tour.
  7. Home demonstration before move-in.
  8. Zero items walk, the final punch list.
  9. Settlement, followed by customer care under warranty.

Red Door also runs “Muddy Boots Tours” about six times a year to show homes under construction.

What Should You Verify Before Signing With Red Door?

Before signing with Red Door Homes, price the land work, read the warranty documents, and confirm what “fixed” covers. Our guides to choosing a Triangle builder, why the builder’s agent works for the builder, and buying land to build a house are good starting points.

Get the site-work estimate before you commit

Red Door offers free land evaluations. Get one in writing. Ask for the perc test or septic permit status, well cost, driveway length, clearing, and power run, and add them to the base price before you compare with a resale house.

Read the PWSC warranty booklet

The warranty page says buyers receive the PWSC warranty program documents at signing. Read them before you sign, and compare the 1-2-10 terms with our home-builder warranty guide.

Confirm the price lock

Red Door says its pricing is “fixed and guaranteed.” Ask what triggers a change after signing: foundation type, site conditions, permit fees, or material surcharges.

Confirm the license and the contracting entity

Match the entity name and North Carolina general contractor license on your contract to the state licensing board.

Know who represents you

Red Door’s home consultants work for Red Door. If you want someone checking the land, the site costs, and the contract on your behalf, bring your own agent. We represent the buyer.

How Does Red Door Compare With Other Building Options?

Red Door sits between manufactured or modular housing and a local custom builder: stick-built, plan-based, and priced up front.

Option Price level Lot Builder access Best fit
Red Door on your land From $92,990 base, plus land work Your land Model center consultant Landowners who want a firm price on a modest new house
Modular or manufactured home Varies Your land Dealer Buyers who prioritize the lowest cost
Local custom builder Varies; often cost-plus Your land Owner Buyers who want a fully custom design
Production builder Varies Subdivision lot Sales office Buyers who want amenities and no land work

Who Is a Strong Fit for Red Door Homes?

Red Door fits a buyer who already has land, or wants rural land, and needs a predictable price on a practical new house.

The strongest candidates usually:

  • own family land or a rural lot in the Triangle’s outer counties;
  • want a new stick-built home instead of modular or manufactured;
  • prefer choosing from a plan library over designing from scratch;
  • want land and home financed together;
  • will get the site work priced before signing.

It is a weaker fit for buyers who want a luxury custom design, an in-town infill lot, or a neighborhood with amenities.

Final Thoughts About Red Door Homes From Tim Clarke

Red Door solves a real problem: owning land and having no clear path to a house on it. A fixed base price, a published plan library, a model to walk through in Clayton, and a 1-2-10 warranty make the path easy to see.

The base price is the house, though, not the whole project. On rural land the site work can swing your budget more than any option you pick in the design studio. Price it first.

I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know what a septic system, a long driveway, and a power run cost on raw land, and how to check them before you are committed.
