Raleigh does not own Wake County's million-dollar market. Cary, Apex, Wake Forest and Holly Springs recorded 1,199 detached-home sales at $1 million or more in the county's current qualified-sales file.

The price buys four different products. Cary's million-dollar sales had a median of $1.24 million and 4,149 heated square feet. Apex delivered more space at a nearly identical median price. Wake Forest pushed the median price higher and put most of its volume in communities beyond the town limits. Holly Springs was the lowest-cost entry of the four.

These are deed-recorded sales, not list prices and not MLS aggregates. The county workbook covers sales dated October 1, 2024 through October 15, 2026. Condos, townhouses, duplexes, manufactured homes, land-only sales and bulk deeds are out.

Start with the 25 Raleigh neighborhoods where million-dollar homes actually sell if the City of Oaks is still on your list. Then read how custom builders changed Raleigh's luxury market to understand why new construction matters more as the price climbs.

Which Town Has the Largest Million-Dollar Market Outside Raleigh?

Cary has the most deed-recorded million-dollar detached sales of the four. Wake Forest has the highest median price and the largest median house.

Area $1M+ detached sales Median $1M+ sale price Median heated area
Cary 614 $1,235,000 4,149 sq ft
Apex 237 $1,249,000 4,299 sq ft
Wake Forest town plus Wake Forest-mail areas 242 $1,368,250 4,542 sq ft
Holly Springs 106 $1,121,250 3,954 sq ft

Wake County qualified sales through October 15, 2026; detached single-family package sales of $1 million or more. Medians use only the qualifying sales in each area.

Where Do $1 Million Homes Sell in Cary?

Cary's million-dollar sales split between new western Cary construction and established golf-course neighborhoods.

Neighborhood $1M+ sales Median $1M+ price Median heated area
Millstone 54 $1,690,500 4,449 sq ft
Young Farm 32 $1,099,250 3,695 sq ft
Cary Park 27 $1,136,000 4,112 sq ft
Green Level Trail 27 $1,040,500 3,749 sq ft
Lochmere 25 $1,155,000 3,923 sq ft

Millstone is the outlier in both volume and price: 54 sales at a $1.69 million median. Young Farm and Green Level Trail sit much closer to the threshold, where the million-dollar label buys newer construction rather than an estate-sized price point. Lochmere is the resale counterweight—an established Cary address where lot and location carry the value.

Where Do $1 Million Homes Sell in Apex?

Apex's leading million-dollar neighborhoods are builder-driven, and the heated-area numbers show it.

Neighborhood $1M+ sales Median $1M+ price Median heated area
Ellsworth 21 $1,895,000 5,424 sq ft
Manors at Bella Casa 20 $1,221,250 3,727 sq ft
Jordan Pointe 19 $1,350,000 4,535 sq ft
Stillwater 16 $1,435,000 4,032 sq ft
Friendship Station 13 $1,065,500 5,130 sq ft

Ellsworth carried the highest Apex median at $1.895 million and the largest median house at 5,424 square feet. Friendship Station shows the opposite edge of the market: big houses clustered just above the million-dollar line.

Where Do $1 Million Homes Sell Around Wake Forest?

Wake Forest's luxury market is bigger outside the town limits than inside them. Hasentree, Wexford Reserve, Prescott Manor, Grand Highland Estates and Waterstone Reserve carry Wake Forest mailing addresses, but much of this market sits in unincorporated Wake County.

Neighborhood $1M+ sales Median $1M+ price Median heated area
Hasentree 32 $1,325,000 5,164 sq ft
Wexford Reserve 29 $1,595,500 4,426 sq ft
Prescott Manor 26 $1,375,000 3,933 sq ft
Grand Highland Estates 13 $2,125,000 5,417 sq ft
Waterstone Reserve 12 $1,520,000 4,544 sq ft

Grand Highland Estates is the only leading neighborhood in these four towns with a median above $2 million. Hasentree produced the most sales and the broadest mix, from million-dollar resales to a $4.5 million closing.

One county-data wrinkle matters here. Prescott Manor's second phase carries blank ZIP codes and Raleigh as the physical-city value on several parcel records. The legal descriptions and shared plat family place those sales with the rest of Prescott Manor in the Wake Forest-mail market. The script makes that correction explicitly.

Where Do $1 Million Homes Sell in Holly Springs?

Holly Springs is the most concentrated market in the group. Twelve Oaks alone produced more than a third of the town's qualifying sales.

Neighborhood $1M+ sales Median $1M+ price Median heated area
Twelve Oaks 37 $1,200,000 3,951 sq ft
Regency at Holly Springs 19 $1,043,000 3,070 sq ft
Trinity Creek 10 $1,087,500 4,024 sq ft
Bluffs at Morgan Park 7 $1,168,000 3,762 sq ft
Woodcreek 5 $1,040,000 4,243 sq ft

Regency at Holly Springs has the smallest median house in the four-town top lists at 3,070 square feet. That is the point: luxury is not one product. In one neighborhood the premium buys a bigger house. In another it buys age-restricted amenities, golf, a lot or a location buyers refuse to trade.

How Should Buyers Use These Neighborhood Numbers?

The neighborhood count tells you where a market is deep enough to produce comparable sales. It does not tell you which house to buy.

  1. Start with the median, but do not mistake it for the value of every home in the neighborhood. It describes only the million-dollar sales in this dataset.
  2. Next, decide whether you are shopping new construction or resale. Millstone, Ellsworth, Wexford Reserve and Prescott Manor demand builder questions; Lochmere and Hasentree demand a sharper read on age, renovation and lot quality.
  3. Compare the house you get instead of stopping at the town name. The four area medians run from 3,954 to 4,542 heated square feet.
  4. Read the deed before you trust the listing story. It is the cleanest proof of what a buyer paid, but it cannot reveal condition, concessions or the selection package.
  5. Then tour the competition. A seller's price only makes sense beside the resale and builder alternatives a buyer can choose that week.
