Russell Hills is a 1950s neighborhood near downtown Cary, on Harrison Avenue, Normandy Street and Robert Street. Homes from 1955 and 1959 sit alongside new construction from 2026, and the difference in size between them is dramatic — original houses near a thousand square feet, new builds approaching five thousand.

Old Cary Is Rare

Almost everything people picture when they think of Cary was built after 1990. A 1950s neighborhood inside the town, walkable to an actual downtown, is a scarce thing — and scarcity in a town with Cary's demand profile is what sets the land value that makes teardowns work.

The Widest Gap in the Market

The spread between original and new construction on these streets is about as wide as it gets in the Triangle, because the original homes are small and the replacements are not. A thousand-square-foot 1955 house and a five-thousand-square-foot 2026 build are not in the same market in any sense except the address.

If you are buying an original, you are almost certainly buying a lot. Price it that way, and check what the lot supports before you assume it supports what the neighbors built.

Russell Hills or Coronado Village?

Coronado Village is the other downtown-Cary neighborhood on the market with the same dynamic, slightly younger and slightly less far along. Both are the same search; the difference is how much has already been rebuilt.
