BUILDER PROFILE

Homes By Hatteras

Homes By Hatteras is a custom builder in the Raleigh-Durham Triangle, working in Raleigh. It is listed in our custom and semi-custom builder directory rather than the production data set, so it holds no standing community inventory here and each build is priced from its own plan, lot and specification. The builder writes and presents that contract through its own representative; we represent the buyer instead.

Every sales consultant in a Homes By Hatteras model home works for Homes By Hatteras: the builder's contract, the builder's lender, the builder's incentives. Tim M. Clarke represents the buyer on the other side of that table. He compares Homes By Hatteras communities, reads the contract and warranty before you sign, and attends the walkthroughs. New construction inside Raleigh’s Beltline usually starts with a teardown and ends with a price north of a million. Homes By Hatteras has a way in for less.

At Oakway, a small cul-de-sac community near Mordecai and Historic Oakwood, Hatteras sells modern duet-style townhomes starting in the mid-$500,000s and single-family homes from $1 million and up. The homes are move-in ready, minutes from downtown, and come with fenced backyards and decks. The builder has advertised a limited-time $20,000 buyer incentive on select duet plans.

The tradeoff is a thin public record. Hatteras’s website has one project, and its pricing and FAQ pages are blank. This guide covers what is published and what to confirm before you sign.

Who Is Homes By Hatteras?

Homes By Hatteras says it crafts “custom and semi-custom residences that blend modern elegance with lasting quality,” and that it has served the Triangle since 2007. The company is listed as Homes By Hatteras, LLC and as a builder member in the 2025 Home Builders Association of Raleigh-Wake County directory.

What the company publishes about itself

The website does not name an owner, principal or sales team. It does not publish a license number, a count of completed homes, or a list of past communities. Its phone is (919) 444-3333.

One records note: the 2025 HBA directory lists Homes By Hatteras, LLC with a Sanford address and a different phone number, (919) 770-0519. The website uses (919) 444-3333. Make sure Homes By Hatteras, LLC is the builder named on your contract, and confirm its address and license with the North Carolina Licensing Board for General Contractors.

Where Hatteras builds

Hatteras positions itself as an inside-the-Beltline builder: “Elevating Downtown Raleigh Living.” Its one published community, Oakway, sits near Mordecai and Historic Oakwood in raleigh, one connected cul-de-sac minutes from the city center. Our guide to inside and outside the Beltline explains why that location carries a premium.

What Does Homes By Hatteras Build?

The Oakway homes

The Oakway page lists open-concept main levels with spacious living rooms, oversized windows, a chef’s kitchen with room to prep, and upgradeable built-ins. Single-family homes are pitched on privacy and flexible space. Duets are pitched as side-by-side homes with open layouts and efficient footprints at a lower price.

What is missing

The site does not publish floor plans, square footage, lot sizes, HOA dues or a spec sheet. Ask for all of them, and for the specific address of any home you tour.

How Does Buying From Homes By Hatteras Work?

Hatteras does not publish a process. The Oakway homes are move-in ready, so most buyers will be purchasing a finished home rather than building one:

  1. Tour Oakway and identify the specific home and plan.
  2. Confirm the price and incentive in writing, including whether the $20,000 applies to that plan and how it can be used.
  3. Write an offer on the builder’s contract, with due diligence time for inspection.

For custom or semi-custom work beyond Oakway, ask Hatteras directly what it offers.

Questions to bring to the Oakway tour

A move-in-ready home leaves less to negotiate on design and more to check on paper. Bring this list:

  • the heated square footage, lot size and floor plan for the exact address;
  • the HOA name, monthly dues, and what the dues cover;
  • whether the home has a private garage or a driveway only, since the builder lists garages on select plans;
  • the completion date and certificate of occupancy;
  • which finishes are standard and which were upgrades included in the price;
  • whether any remaining built-in or finish upgrades are offered, and at what cost.

Write the answers down next to the price. When you compare Oakway with an ITB resale, those details are what make the comparison fair. Our questions for new-construction buyers covers the rest.

What Should You Verify Before Signing With Homes By Hatteras?

Before signing with Homes By Hatteras, verify the entity, the incentive, the duet structure and the warranty. Our guides to finding a Triangle builder and why the builder’s agent works for the builder explain why your own agent matters on a builder contract.

Confirm the entity and license

Match Homes By Hatteras, LLC and its license number on the contract to the state licensing board, and ask about the Sanford address in the HBA directory.

Get the incentive terms on paper

“Limited time” and “select plans” are the words to clarify. Ask whether the $20,000 can go to closing costs, a rate buydown or the price, and get it written into the contract.

Understand how a duet is owned

A duet shares a wall with its neighbor. Ask whether the home is sold as a townhome lot, a condominium unit, or another structure, who insures the shared wall and roof, and what the HOA maintains. Those answers affect your financing and your insurance.

Inspect, even when it is brand new

Hire your own inspector during due diligence. Our guide to North Carolina home inspections covers what to expect.

Get the warranty in writing

The website does not describe a warranty. Ask for the written terms and compare them with our home-builder warranty guide.

How Does Homes By Hatteras Compare With Other Options?

Option Price level Location Best fit
Oakway duet Mid- to high-$500Ks ITB, near Historic Oakwood Buyers who want new construction near downtown at the lowest entry price
Oakway single-family $1M+ ITB, near Historic Oakwood Buyers who want a detached modern home and a short commute downtown
ITB resale Varies Established neighborhoods Buyers who want character and accept an older house
Custom infill on your own lot Usually higher Your lot Buyers who want full control of the design
Suburban new construction Lower per square foot Outside the Beltline Buyers who want more space and amenities

Who Is a Strong Fit for Homes By Hatteras?

Hatteras fits a buyer who wants new, modern and close to downtown, and who would rather move in this season than build for a year.

The strongest candidates usually:

  • work downtown or want to live close to it;
  • like modern design with open plans and big windows;
  • want a fenced yard and a deck without a large lot to maintain;
  • are comfortable with a shared-wall duet, or have the budget for a detached home at $1M+;
  • will ask for plans, square footage and warranty terms in writing.

It is a weaker fit for buyers who want acreage, an amenity center, or a fully custom design.

Final Thoughts About Homes By Hatteras From Tim Clarke

A new ITB home starting in the mid-$500,000s is rare, and a $20,000 incentive on top of it gets attention. Oakway’s location near Historic Oakwood and downtown is the whole point.

The website gives you very little else. Get the plans, the square footage, the HOA documents and the warranty before you get attached to the kitchen.

I have spent 17+ years in Triangle real estate. Our team builds as well as sells, so we know how to price a new home against ITB resales and how to read a duet’s HOA documents. We represent you; the builder’s sales staff represents Hatteras.
