Search for gated communities in Raleigh and you'll get the same list on every site: Wakefield, MacGregor Downs, Prestonwood, Treyburn, Heritage. None of them has a gate.

We went through the evidence community by community: listing records, builder and HOA pages, and in one case a Raleigh City Council vote. We found 24 communities across the Triangle with a real entrance gate. Only one of them has a confirmed guard. The rest have unattended gates, opened with a code, a transponder or a call box.

This guide covers which communities are actually gated, what kind of gate each one has, and what a gate costs you in HOA dues.

Why So Few Raleigh Neighborhoods Are Gated

Gated neighborhoods are rare in Raleigh because the city won't let a neighborhood put a gate across a public street. When residents of the Rosemont section of Wakefield Plantation asked to gate their cul-de-sac, City Council turned them down by one vote, on the grounds that gating a public street violates long-standing city policy.

That has two consequences for you as a buyer:

  • Every gated community inside Raleigh has private roads. The HOA owns the streets, so it pays for paving, repairs and the gate itself.
  • Those costs show up in your dues. In listings for Olde Raleigh, Linville, Draymoor Manor, Bay Leaf Farm and Creedmoor Manor, road maintenance is part of what the HOA covers. Ask for the HOA's reserve study before you buy, because a repaving bill on private roads lands on the owners.

Staffed Gate vs. Unstaffed Gate: What You're Actually Getting

A gated entrance in the Triangle almost always means an unattended gate. Here is the difference.

Gate type How it works Where you'll find it
Staffed (guard-gated) An attendant checks residents and issues visitor passes Governors Club (Mt. Carmel Church Rd gate, 24/7)
Unstaffed, code or remote Keypad, call box, transponder or remote; no attendant Draymoor Manor (keypad), and most of the communities below
Part-time gate Gate closes at night and is open during the day Reported at The Enclave at Hidden Lake; confirm before you rely on it
Gated section only One gated enclave inside a larger, open community Chapel Ridge Estates in Chapel Ridge

If a staffed gate is the point for you, the list is short: Governors Club in Chapel Hill is the only community in the Triangle where we could confirm a gate attended around the clock.

The newest gated enclaves are custom-built from the ground up. Sanctuary at Falls Lake, Southern Hills Estates, Dukes Reserve and Wellington Reserve are where Raleigh's custom builders are working right now. Our Raleigh luxury homes guide shows where the rest of the city's $1 million homes are selling.

These neighborhoods are often described as gated online. We found no gate at any of them.

  • Wakefield Plantation, Raleigh. The city rejected a gate request (see above).
  • MacGregor Downs and Prestonwood, Cary. Open streets. The club entrances are not neighborhood gates.
  • Treyburn, Durham. The "gated" mentions are driveway gates on individual homes.
  • Heritage, Wake Forest. Open golf community with a public clubhouse restaurant.
  • Bedford at Falls River, Lochmere, Kildaire Farms, Twelve Oaks, Briar Chapel, Wexford Reserve and Stonehenge. No gate.
  • Carolina Preserve, Carolina Arbors and Fearrington Village. These 55+ communities are often assumed gated. They aren't.
  • Sanctuary at Lake Wheeler. Not gated. Don't confuse it with the gated Sanctuary at Falls Lake.

We also couldn't confirm a gate at Hasentree in Wake Forest, Pendleton Lake, Morning Mountain Estates or The Cove at Falls Lake. Some websites call them gated, but the listing records we checked don't mention one. If a gate matters to you, drive the entrance before you write an offer.

What to Ask Before You Buy in a Gated Community

  1. Is the gate staffed, and when? Ask whether anyone is on duty and whether the gate is closed around the clock or only at night.
  2. Who owns the roads? In Raleigh the answer is almost always the HOA. Ask what repaving will cost and whether the reserve fund covers it.
  3. How do guests and deliveries get in? Ask how codes, transponders and passes work for guests, contractors and package deliveries.
  4. What happens when the gate breaks? Ask who repairs it, how fast, and who pays.
  5. Is it the whole community or one section? Gated sections, like Chapel Ridge Estates, can sit inside larger open neighborhoods.
